Position Summary
We are seeking an experienced Title Examiner to support title operations. The Title Examiner will be responsible for reviewing title search information, examining public records, identifying potential title defects, and preparing accurate title examination reports in accordance with title practices and company procedures.
The ideal candidate should have strong knowledge of Real estate records, title searches, deeds, mortgages, liens, judgments, taxes, estates, foreclosures, and other matters affecting title. Strong attention to detail and the ability to identify and escalate title issues are essential.
Key Responsibilities
Title Examination
- Review and examine title search reports, public records, and supporting documents.
- Examine the chain of title to determine ownership and identify potential defects.
- Review deeds, mortgages, assignments, releases, satisfactions, judgments, liens, easements, restrictions, and other recorded instruments.
- Identify gaps, inconsistencies, unreleased interests, and other matters that may affect marketability of title.
- Verify the legal description and ensure consistency across relevant documents.
- Review prior conveyances to establish a complete and accurate chain of title.
- Identify requirements necessary to clear title.
- Examine municipal and county-level matters that may affect title.
- Review tax, assessment, lien, judgment, and other applicable searches.
- Identify potential issues involving estates, divorces, bankruptcies, foreclosures, probate matters, and deceased owners.
- Review corporate, LLC, partnership, trust, and estate ownership where applicable.
- Understand and apply New Jersey-specific title examination requirements and practices.
Title Commitment / Report Preparation
- Prepare title examination notes, requirements, exceptions, and supporting documentation.
- Clearly document all title defects and outstanding requirements.
- Provide accurate information for preparation of title commitments and policies.
- Ensure all requirements are supported by the underlying public records.
- Review title commitments for completeness and accuracy before submission.
Document Review G Analysis
- Analyze recorded documents and determine their impact on title.
- Verify names, dates, recording information, book/page or instrument numbers, legal descriptions, and property information.
- Identify unreleased mortgages, liens, judgments, and other encumbrances.
- Review assignments and satisfactions to ensure the proper chain of interest.
- Identify potential breaks in the chain of title and recommend appropriate curative actions.
Ǫuality Control
- Perform detailed quality checks before completing each examination.
- Ensure title requirements and exceptions are accurate and properly documented.
- Follow company SOPs, quality standards, and turnaround-time requirements.
- Maintain a high level of accuracy while meeting production deadlines.
- Escalate complex or unclear title issues to senior examiners, title officers, or management.
Communication G Coordination
- Coordinate with title officers, processors, attorneys, clients, searchers, and other production team members.
- Respond to questions regarding title examination findings.
- Clearly communicate title defects and required curative documentation.
- Maintain professional and timely communication with internal and external stakeholders.
Required Ǫualifications
- 4–5 years of experience in Title Examination, Title Search, Title Review, or Title Production.
- Experience reviewing deeds, mortgages, liens, judgments, releases, assignments, and other title documents.
- Strong understanding of chain-of-title analysis.
- Ability to identify title defects and determine appropriate requirements.
- Robust attention to detail and analytical skills.
- Excellent written and verbal communication skills.
- Ability to work independently and manage multiple files simultaneously.
- Strong computer skills and ability to learn title-production systems quickly.
Preferred Ǫualifications
- Experience working with,
Title Company, or Real Estate Attorney's Office.
- Experience with title-production software such as AccuTitle or similar systems.
- Experience handling residential refinance and purchase transactions.
- Familiarity with New Jersey county recording systems and public records.
- Knowledge of title insurance underwriting requirements.
- Experience working with U.S.-based title agencies or clients.

The position requires the ability to work according to U.S. business hours, including overlap with the U.S.-based title production team.
