Manager / Deputy Manager – Accounts, Finance & Real Estate Compliances

The Role:

We are seeking an astute, high-performing Chartered Accountant professional to serve as Manager/Deputy Manager to directly report to the Director – Legal & Compliances. In this crucial leadership-track role, you will take hands-on ownership of the group's financial closures, tax compliances and litigations, RERA governance, and cross-functional legal document control pertaining to Sales Accounting Team. You will act as the key bridge between financial auditing and project execution teams, ensuring 100% statutory compliance and strict internal risk control.

Reporting To: Director – Legal & Compliances

Key Responsibilities

1. RERA Governance & Project Compliance

- Quarterly & Annual Filings: Take end-to-end ownership of preparing and submitting CA Cost workings (Form 3), Sold/Unsold Inventory status, and "Means of Finance" reports for quarterly RERA compliances for Space Station and Corinth Hill projects and other projects of the group.
- Technical Coordination: Liaison closely with the Construction/Engineering teams to collect and verify Architect and Engineer Certificates (Forms 1 & 2) alongside site progress photos.
- Annual Certifications: Draft, obtain necessary certificates, and ensure timely filing of the Annual Form 7 Certificate with RERA within the mandated statutory timeline.
- Expert Committee MIS: Coordinate materials for the RERA Expert Committee Meetings; prepare comprehensive summary dashboards covering unsold inventory, revenue collections, station-wise receivables, and tower-wise balance completion costs to present a clear picture of project financial health

2. SAT Team Leadership:

- Lead and manage the Sales Accounting Team (SAT), tracking every customer’s progress through the documentation lifecycle and submitting weekly performance analytics to the leadership.
- Transaction Assurance: Review and verify the completeness and accuracy of No Objection Certificate (NOC) applications submitted to Catalyst/Trustees for Agreements of Sale, Registrations, and Handovers.
- Strict Version Control: Oversee and maintain absolute version control over critical drafts, including Sale Deeds, Agreements of Sale, Bank Tripartite Agreements,



and Deeds of Cancellation; proactively identify and flag any deviation from corporate legal clauses.

3. Taxation, Notices & Litigations Statutory Notice Handling:

- Act as the primary gatekeeper for handling incoming Income Tax and GST notices; draft qualified, technically sound responses and manage communication with tax authorities during scrutiny/assessment workflows.
- Returns Management: Supervise the timely preparation, review, and filing of all GST & Income Tax statutory returns, monthly TDS/TCS workings, and associated compliance payments.

4. Corporate Accounts, Financial Reporting, Audits & Strategic Finance Financial Closure & Reporting

- Lead Monthly, Quarterly, Half-Yearly and Annual Book Closure activities across group entities, ensuring accuracy, completeness and adherence to applicable Accounting Standards and regulatory requirements.
- Perform detailed Ledger Scrutiny and General Ledger Reviews to identify accounting anomalies, unusual transactions, unreconciled balances, and compliance risks.
- Review Trial Balance, Profit & Loss Account, Balance Sheet and Cash Flow Statements before finalization and submission to management, auditors and regulatory authorities.
- Prepare monthly MIS reports covering project-wise profitability, collections, receivables, payables, inventory movement, cost overruns and fund utilization.
- Conduct periodic scrutiny of customer receivables, advances from customers, creditor balances, retention amounts, security deposits and project-specific accounting entries.

5.Audit & Financial Control

- Coordinate with Statutory Auditors, Internal Auditors, Secretarial Auditors and Tax Auditors for timely completion of audits and closure of audit observations.
- Prepare audit schedules, supporting documents and management representations required during audit assignments.
- Ensure implementation and monitoring of Internal Financial Controls (IFC) and Standard Operating Procedures (SOPs) across finance and compliance functions.
- Review accounting treatment of complex transactions including customer cancellations, revenue recognition, project transfers, land acquisitions,



settlements and restructuring arrangements.

6.Treasury, Escrow & Trustee Compliance

- Monitor project escrow accounts and fund utilization statements to ensure compliance with RERA, lender and trustee requirements.
- Prepare periodic fund flow statements, cash flow forecasts and working capital utilization reports for management review.
- Coordinate with lenders, trustees, monitoring agencies and rating agencies for submission of financial information and compliance certifications.

7.Listed NCD & SEBI Compliance

- Prepare and review quarterly and annual financial information required for Listed NCD compliances.
- Draft and coordinate Asset Cover Certificates, Security Cover Certificates, Covenant Compliance Certificates and other disclosures required under SEBI (LODR) Regulations.
- Coordinate with Debenture Trustees (Catalyst, IDBI Trusteeship and other trustees), credit rating agencies and regulatory authorities for periodic compliance submissions.
- Monitor compliance with Debenture Trust Deeds, Information Memorandums, Escrow Mechanisms, Charge Registrations and Security Documentation.
- Support management in addressing investor queries, trustee observations and regulatory reporting requirements relating to listed debt securities.

8.Strategic Finance & Risk Management

- Review project viability reports, cost-to-complete statements, inventory valuations and means-of-finance assessments.
- Monitor receivable ageing, cancellation impact analysis, refund obligations and revenue recovery strategies.
- Identify financial, regulatory and operational risks and recommend mitigation measures to senior management.
- Assist leadership in fundraising, restructuring, refinancing, due diligence exercises and strategic financial initiatives.

Candidate Profile and Qualifications:

- Qualified Chartered Accountant (CA) or a Dual Degree holder (CA + LL.B / CS) with a deep understanding of corporate law and taxation.
- Experience: Relevant experience in real estate financial accounting, corporate taxation, or RERA regulatory management ranging from 3 to 5 years.
- Technical Skills: High proficiency in MS Office (Advanced Excel for financial modelling and MIS), Tally, and legal document control workflows.
- Core Competencies: Impeccable professional communication (written and presentation); sharp eye for contractual deviations; and the maturity to confidently manage internal departments and external statutory bodies.
