IMPORTANT CANDIDATE PROFILE

This is a dedicated Finishing position.

Candidates must have strong hands-on experience in high-rise residential finishing execution, preferably in MIVAN / Aluminium Formwork projects.

Candidates with primarily Structure / RCC / MIVAN Structure / Shuttering / Reinforcement experience without substantial Finishing experience will NOT be considered.

Role Overview

Creative Square Consultants Pvt. Ltd. is looking for an experienced Assistant Manager Finishing to independently manage and monitor complete finishing activities for high-rise residential projects.

The candidate should have strong practical knowledge of the complete finishing sequence from post-structure handover through final snagging and project handover, with the ability to manage contractors, manpower, materials, quality, productivity, coordination, and project timelines.

Key Responsibilities

1. Complete Finishing Execution

- Take ownership of finishing execution for assigned towers / blocks / floors from structure handover through final handover.
- Plan and execute finishing activities in the correct construction sequence.
- Prepare and monitor daily, weekly, and look-ahead finishing plans.
- Track floor-wise and tower-wise progress against project milestones.
- Ensure finishing works are executed as per approved drawings, specifications, method statements, and quality standards.
- Ensure continuous availability of work fronts for finishing contractors.

2. Finishing Sequence & Activities The candidate must have strong hands-on knowledge of the following finishing sequence: Structure Handover Blockwork MEP First Fix Coordination Plastering Waterproofing Screeding Flooring/Tiling Putty & Painting Doors & Windows Joinery False Ceiling MEP Second Fix Coordination Faade/External Finishes Snagging De-snagging Handover

Key finishing activities include:

- Blockwork / AAC Blockwork
- Internal and external plastering
- Surface preparation and rectification
- Toilet and wet-area waterproofing
- Balcony and terrace waterproofing
- Waterproofing testing and inspection
- Floor screeding
- Flooring and tiling
- Skirting
- Putty and primer
- Internal and external painting
- Texture/coating works
- Doors, frames, shutters and hardware
- Aluminium/uPVC windows
- Joinery works
- False ceiling / gypsum works
- Faade and external finishing works
- Final MEP coordination
- Snagging and de-snagging
- Final cleaning and handover readiness

3. Planning & Progress Monitoring

- Develop floor-wise / tower-wise finishing schedules.
- Monitor planned vs. actual progress of finishing activities.
- Track productivity and work completion against planned targets.




- Coordinate manpower, materials, tools, equipment, and subcontractor requirements.
- Identify bottlenecks and ensure adequate work fronts.
- Coordinate with the Planning team for look-ahead schedules and milestone tracking.
- Prepare recovery plans for delayed finishing activities.
- Ensure finishing activities are completed within the planned project schedule.

4. Contractor & Subcontractor Management

- Manage finishing contractors, subcontractors, vendors, and specialist agencies.
- Allocate work fronts and monitor manpower deployment.
- Monitor contractor productivity, workmanship, and progress.
- Ensure contractors adhere to approved scope, quality, sequence, and timelines.
- Coordinate material requirements with procurement and stores teams.
- Ensure proper material handling, storage, and utilization.
- Resolve contractor-related execution issues promptly.

5. Quality Control

- Ensure finishing works comply with approved drawings, specifications, method statements, and quality standards.

- Coordinate with the QA/QC team for inspections and approvals.
- Ensure timely closure of NCRs, observations, and quality issues.
- Identify recurring defects and implement corrective measures.

6. MEP & Interdisciplinary Coordination

- Coordinate finishing activities with Electrical, Plumbing, Fire Fighting, HVAC, ELV, and other MEP teams.
- Ensure MEP first-fix activities are completed before closing walls, ceilings, and other finishing works.
- Coordinate MEP second-fix activities with flooring, painting, false ceiling, joinery, and final finishing.
- Coordinate with Structural and Architectural teams to resolve interface issues.
- Identify constructability and sequencing issues before they impact project progress.

7. Snagging, De-Snagging & Handover

- Lead floor-wise, apartment-wise, and common-area snagging activities.
- Coordinate with contractors for timely de-snagging.
- Ensure all finishing defects are closed before final inspection.

Eligibility Criteria

- B.E. / B.Tech / Diploma in Civil Engineering – Mandatory.
- 8–12 years of relevant experience,



with substantial experience specifically in Finishing Execution.
- Mandatory high-rise residential finishing experience.
- Mandatory MIVAN / Aluminium Formwork project exposure.
- Experience in G+20 floors and above will be preferred.
- Strong hands-on experience in complete finishing execution from structure handover to final handover.
- Strong knowledge of finishing materials, construction methodology, sequencing, and quality standards.
- Experience managing multiple finishing contractors and subcontractors.
- Working knowledge of MS Project / Primavera P6 will be an advantage.

Mandatory Finishing Experience Candidates should have hands-on experience in multiple finishing activities, preferably covering the complete cycle:

Structure experience alone will not be considered as Finishing experience.

Preferred Candidate Profile

- Strong High-Rise Residential Finishing background.
- Proven experience in MIVAN / Aluminium Formwork residential projects.
- Experience handling multiple towers / high-rise residential buildings.
- Strong understanding of finishing sequence and floor-wise execution planning.
- Strong contractor, subcontractor, and manpower management skills.
- Good understanding of finishing quality and defect prevention.
- Experience in luxury residential projects will be an advantage.
- Ability to independently manage finishing activities and achieve project milestones.
- Strong coordination, communication, planning, and problem-solving skills.
- Familiarity with Bangalore construction practices and standards will be preferred.

Selection Criteria

Only candidates with proven hands-on High-Rise Residential Finishing experience will be considered.

Candidates must demonstrate practical experience in complete finishing execution, sequencing, contractor management, quality control, MEP coordination, snagging, de-snagging, and project handover.

Candidates with primarily Structure / RCC / MIVAN Structure / Shuttering / Reinforcement experience without strong finishing exposure will not be considered.
