Principal Accountabilities
Landlord Relationship Management
- Develop and maintain solid relationships with landlords in the assigned territory.
- Register landlord complaints and ensure closure through timely follow-up.
- Escalate unresolved issues to the manager.
Rental Management
- Ensure timely rental payments in the territory.
- Resolve issues causing delays to achieve 100% rental compliance.
- Achieve cost savings through rent reductions, lease renegotiations, site sharing, and final settlement negotiations.
- Reduce access outages caused by non-receipt of rentals.
Locked Site Management
- Reduce site outages exceeding 24 hours due to locked or halted sites.
- Monitor locked sites and coordinate resolution.
- Ensure timely full and final settlement for permanently locked sites.
Relocation Management
- Retain sites by negotiating with landlords for terminations or relocation.
- Coordinate site dismantling, material removal, and final settlement requests.
Document / Agreement Management
- Maintain and update landlord database and rental master in coordination with support teams.
- Manage landlord requests related to ownership changes, property taxes, TDS/GST, and service tax.
- Ensure 100% documentation for agreement renewals, site terminations, final settlements, new sharing, and site upgrades.
Routine Work Management (RWM) Adherence
- Comply with routine work management processes and weekly targets.
- Maintain CA sheets and discuss action plans with supervisors.
Day-to-Day Operational Coordination
- Resolve landlord, public, radiation, and statutory issues in coordination with concerned departments.
Key Decisions
- Without approval: Landlord visits, relationship development, timely renewals at no incremental cost.
- With manager informed: Escalation of issues requiring cross-department intervention.
- With approval:
Special rental agreements, cost adjustments, and final settlements (authorized by Circle Estate Lead or Circle Site Acquisition Head).
Dimensions
- Financial: Manage renewal and F&F; scope, month-on-month cost savings (INR MN).
- People: Directly liaise with IME – Estate SPOC and coordinate with multiple internal teams.
- Other: Ensure timely rental disbursement to 500–700 landlords in the assigned territory.
Key Interactions
- Internal: Legal, Finance, SCM, Planning, Deployment, O&M;/OSD, Security Teams.
- External: Customers, Vendors, OME/IME, State & Local Authorities, Police.
Major Challenges
- Resolving landlord issues within TAT given dependencies on other departments.
- Problem-solving within defined company processes.
- Gaining site access during night or restricted hours.
- Managing law & order, environmental, and radiation-related public issues.
Skills & Knowledge
- Education: Graduate in any discipline.
- Knowledge: Basic legal awareness, government rules & regulations, telecom basics, land acquisition, taxation (GST, property tax, service tax).
- Skills/Competencies: PR skills, business acumen, negotiation, communication, problem-solving, analytical, MS Office proficiency.
- Experience: 4+ years in service industry, IR, defense/government services, telecom, FMCG.

- Continuous updates on government regulations and telecom compliance requirements.
- Enhancement of PR, negotiation, problem-solving, and analytical skills.
Typical Day / Week
- Site visits as per assigned priorities.
- Lease renewals, optional product clearances, sharing, F&F;, and cost-saving initiatives.
- Resolving landlord issues and demands (rental, night access, tower removal, agreement renewals).
- Coordination with internal departments for timely rental payments.
- Responding to landlord complaints via helpdesk and addressing customer requirements.
