Job Description
➤ Reports to Operation Manager and Client Supervises activities pertaining to all soft services and other services as per scope of work to ensure smooth operation.
➤ Takes regular rounds of the complex and take feed/ supervise any major or critical activity taking place the complex.
➤ Supervise any major/minor breakdown which will affect the employees.
➤ Generates periodical reports as required by the Management.
➤ Keep a control of the budgeted expenditure and appraise the management of any non-
budgeted expenditure foreseen.
➤ To discuss with management regarding all necessary approvals for purchases and manpower.
➤ Timely submission of all invoices and bills and timely payment of all vendor staff
➤ Timely submission of MMR (Monthly Management report)
➤ Regularly reviews with client and Operation Manager and highlights any operational discrepancies if any.
➤ Review all PPM schedules, log books & checklist, service records and test certificates.




➤ Ensure the process and documents are followed and documents are maintained as per C&W; standards
➤ Ensures 100% statutory compliance by contractors like ESI, PF, insurance etc.
➤ Co-ordinates with Annual Maintenance Contract (AMC) service providers for regular & break down maintenance activities.
➤ Interact with residents on daily rounds and scheduled meetings regarding any issue pertaining to the premises.
➤ Implements secure work practices and ensures that team members/ vendors meet all safety guidelines/ requirements. To ensure that all duties assigned to the Electrical Supervisor / Supervisor Panel (Advance) are being undertaken and should be cross checked, if needed.
➤ To ensure that duty roster of C&W; staff is followed strictly. In case of sudden absenteeism, vendor SPOC/off duty staff should be contacted to ensure that adequately trained man-power is present at site.
➤ To guide the team for timely action on resident complaints
