Position: Lawyer Assistant - Real Estate Documentation & Due Diligence

Experience: Minimum 5+ Years in Real Estate Legal Work

Qualification: LLB / BA LLB / Diploma in Law / Paralegal Certification. Candidates with extensive practical experience in real estate law will also be considered.

ROLE OVERVIEW

We are looking for a detail-oriented and technically sound Lawyer Assistant with 5+ years of hands-on experience in real estate documentation, due diligence, and property transactions. The candidate must have full working knowledge of property laws, registration, and filing processes. This role will support the Legal Counsel/Advocate in end-to-end real estate legal work for purchase, sale, JDA, development, and title verification.

KEY RESPONSIBILITIES

1. Document Reading & Drafting
- Read, vet, and analyze all real estate documents: Title Deeds, Mother Deed, EC, Khata, RTC, Pahani, Sale Deed, GPA, JDA, Development Agreement, Construction Agreement
- Draft and review: Sale Deeds, Agreements to Sell, JDA,



MoU, Possession Letters, NOCs, Affidavits
- Identify legal risks, discrepancies, and red flags in chain of title

2. Due Diligence & Title Verification
- Conduct thorough legal due diligence for residential, commercial, and plotted/villa projects
- Obtain and verify EC for 30 years, property tax receipts, BBMP/BBMP/BDA/BMRDA/RERA approvals, layout sanctions
- Coordinate with sub-registrar, revenue office, BBMP for document retrieval

3. Filing & Registration
- Handle end-to-end registration process: e-stamping, e-registration, biometric, document presentation at Sub-Registrar office
- File for Khata transfer, mutation, name change, OC/CC, building plan approvals
- Liaison with banks for home loan legal documentation

4. Technical & Compliance
- Full knowledge of RERA, Transfer of Property Act, Registration Act, Stamp Duty Act, Land Revenue Code
- Knowledge of JDA terms, revenue vs BDA vs
