Role Purpose

To provide legal support for land acquisition, property due diligence, title verification, documentation, litigation management and regulatory compliance, ensuring all property transactions are legally compliant and risk-free.

Key Responsibilities

1. Conduct comprehensive legal due diligence of land/property, including title verification, ownership history, link documents and revenue records.
2. Verify Pahani, 1-B, ROR, Pattadar Passbook, Dharani records, survey records, FMB, EC and all related land documents.
3. Review and draft Sale Deeds, Sale Agreements, Development Agreements, Joint Development Agreements, MoUs, Lease Agreements, POAs and other legal contracts.
4. Verify statutory approvals, land use, layout approvals, permissions, litigation status, encumbrances and legal risks before acquisition.
5. Coordinate with advocates, government departments, registration offices, revenue authorities and regulatory bodies for legal matters.
6. Manage legal notices, court cases, disputes, arbitration matters and legal documentation.
7. Maintain legal records,



property files and compliance documentation.
8. Provide legal opinions, title clearance reports and recommendations to management on property acquisitions and business transactions.

Desired Skills
- Robust knowledge of Telangana land laws and property documentation.
- Sound understanding of Registration Act, Transfer of Property Act, RERA and applicable real estate laws.
- Experience in legal due diligence for land acquisitions.
- Excellent drafting, documentation and contract review skills.
- Strong analytical, negotiation and communication skills.
- Ability to identify legal risks and recommend practical solutions.

Preferred candidate profile

Experience: Minimum 5 years of experience in real estate/property legal due diligence, land acquisition, documentation and regulatory compliance.

Qualification
- LL.B. (Mandatory)
- LL.M. preferred

Enrolment with the Bar Council is desirable
