We are looking for an experienced and result-oriented Planning Head to lead project planning, monitoring and control for our residential real estate projects, with strong exposure to high-rise construction projects.
n
The ideal candidate should have strong expertise in project planning, scheduling, progress monitoring, contractor productivity, procurement coordination, design readiness, cash-flow forecasting and delay recovery.
n
Key Responsibilities & KRAs
n
• Ensure milestone adherence and timely achievement of critical project milestones.
n
• Monitor and drive RCC floor-cycle achievement as per the approved project schedule.
n
• Track monthly planned vs. actual progress and identify deviations with corrective action plans.
n
• Monitor contractor productivity and ensure planned manpower/output targets are achieved.
n
• Ensure procurement readiness in line with project requirements and look-ahead schedules.
n
• Monitor design/drawing readiness and ensure drawings are available ahead of execution requirements.
n
• Establish and monitor the 90-day look-ahead plan, ensuring reliability of planned activities.
n
• Ensure accurate cash-flow forecasting aligned with project execution and procurement plans.
n
• Identify project delays early and drive delay recovery plans.
n
• Protect the final project completion date through proactive planning, coordination and timely escalation.
n
• Coordinate closely with Project, Design, Procurement, Contracts, QS and Finance teams.
n
• Prepare and present project planning dashboards and MIS reports to senior management.
n
• Establish robust planning and monitoring systems across projects and ensure consistent implementation.
n
Candidate Profile
n
15+ years of relevant experience in real estate / residential construction
n
Solid experience in high-rise residential projects is essential
n
Excellent knowledge of project planning, scheduling and monitoring
n
Strong command of Primavera P6 / MS Project / Excel
n
Strong analytical, coordination and problem-solving skills
n
Ability to identify risks and delays well in advance and drive recovery
n
Strong understanding of construction sequencing, RCC cycles and project execution
n
Excellent communication and stakeholder-management skills
n
Ability to work closely with senior management and project leadership
n
