– Position: Senior Architect Qualification: Bachelor of Architecture (B.Arch.) Experience: 5–10 Years Location: Balewadi, Pune Industry: Real Estate (Plotting) Job Summary We are looking for an experienced Senior Architect with strong expertise in architectural designing, statutory approvals, plotting layouts, and development permissions. The candidate should have good practical knowledge of PMRDA rules and regulations and be capable of handling projects from initial concept and planning through sanctioning and execution. Key ResponsibilitiesPrepare and develop residential, commercial, and plotted development architectural designs .

Prepare master plans, layout plans, building plans, working drawings, and detailed architectural drawings . Handle plotting layouts, subdivision/amalgamation proposals, road layouts, open spaces, amenity spaces, and development planning . Prepare drawings and documentation required for building permissions and statutory approvals .

Coordinate and follow up for sanctioning of building plans and development proposals with relevant authorities. Should have strong working knowledge of PMRDA Development Control and Promotion Regulations (DCPR) and applicable planning regulations. Handle PMRDA-related approvals, permissions, submissions, and compliance requirements .

Coordinate with PMRDA, municipal authorities, consultants, surveyors, engineers, and other stakeholders. Check development potential of land/plots based on FSI, road width, setbacks, zoning, reservations, access, and other applicable regulations . Review and verify survey drawings, site measurements, plot boundaries,



and development proposals.

Prepare feasibility studies and provide inputs regarding land development and plotting potential . Coordinate with structural, MEP, landscape, and other consultants. Ensure drawings comply with applicable building bye-laws, DCPR, zoning regulations, and local authority requirements .

Manage multiple projects and ensure timely completion of design and approval-related activities. Visit sites when required and coordinate with project/execution teams.

Required Skills &

Qualifications Bachelor of Architecture (B.Arch.) from a recognized institution. 5–10 years of relevant experience in architecture and real-estate development. Strong knowledge of PMRDA rules, regulations, and approval procedures .

Experience in plotting/layout development and land development projects . Practical experience in sanctioning and statutory approvals . Proficiency in AutoCAD and architectural drafting. Knowledge of SketchUp/Revit and other design software will be an advantage.

Good understanding of FSI, TDR, setbacks, road widths, zoning, reservations, and development regulations . Solid coordination and communication skills. Ability to independently handle projects from concept design to approval/sanctioning .

Preferred

CandidateCandidates with experience in real-estate development, plotted layouts, residential projects, PMRDA approvals, and land feasibility will be preferred.
