Job Summary

We are looking for an experienced Sales Manager with strong exposure to Commercial and Retail Real Estate Sales. The candidate will be responsible for driving sales of commercial and retail spaces, managing prospects and channel partners, conducting site visits, ensuring proper floor-level management, and coordinating with internal teams to achieve sales targets.

The ideal candidate should have good knowledge of commercial/retail sales, leasing and rental-related agreements, strong negotiation skills, and the ability to independently manage customers and sales activities from lead generation to closure.

Key Responsibilities

- Drive sales of commercial and retail properties, including shops, showrooms, office spaces and other commercial units.
- Generate and manage leads through direct sales, references, channel partners, brokers and other sources.
- Conduct site visits and property inspections with prospective customers.
- Understand customer requirements and recommend suitable commercial/retail spaces.
- Handle negotiations related to price, payment terms, rentals, lease terms and commercial agreements.
- Coordinate with the legal team for Sale Agreements, Lease/Rental Agreements, LOI, MOU and other commercial documentation.
- Maintain strong relationships with customers, channel partners, brokers and business associates.
- Manage and monitor floor-wise sales activities, inventory and unit availability.
- Ensure that sales teams and channel partners are aligned with project positioning, pricing and brand guidelines.
- Coordinate with internal departments such as Legal,



Finance, CRM, Projects and Marketing to ensure smooth closure of deals.
- Follow up with customers from initial enquiry through site visit, negotiation, booking and documentation.
- Ensure timely execution of commitments and get things done through effective coordination and follow-up.
- Monitor competitors, market trends, rental values and commercial property demand.
- Prepare regular sales reports, pipeline updates and MIS for management.
- Achieve assigned monthly and quarterly sales and revenue targets.

Legal & Commercial Knowledge The candidate should have practical working knowledge of:
- Commercial property agreements
- Sale & Purchase Agreements
- Lease Agreements
- Rental Agreements
- Leave & License Agreements
- LOI / MOU
- Commercial terms and conditions
- Basic understanding of registration and documentation processes
- Coordination with Legal teams for agreement execution

Eligibility
- Graduate in any discipline; MBA/PGDM in Sales/Marketing/Real Estate will be an added advantage.
- 4–5 years of relevant experience in Commercial Real Estate, Retail Real Estate, Property Sales, Leasing or related sectors.
- Candidates with strong commercial/retail sales closure experience will be preferred.
- Male candidates preferred due to extensive site visits and field coordination requirements.
