ABOUT THE POSITION
Radhey Homes is commencing the planning and development of a 12.5-acre plotted township in Raipur.
We are looking for an experienced Project Development Manager to act as the owner-side representative and coordinate the project from planning and feasibility through approvals and development mobilisation.
This is not merely a site-engineering or liaison position. The candidate must understand plotted-township planning, project economics, development approvals, infrastructure requirements and consultant coordination.
KEY RESPONSIBILITIES
- Coordinate urban planners, architects, surveyors, advocates and infrastructure consultants
- Review alternative township layouts for saleable area, plot mix, marketability and compliance
- Verify land surveys, boundaries, levels, access and area statements
- Review plot dimensions, orientation, road hierarchy, open spaces and amenities
- Prepare and maintain the complete approval and NOC matrix
- Coordinate project submissions, objections, compliance and approval follow-ups
- Coordinate preliminary road, drainage, water-supply, sewerage, electrical and landscaping plans
- Prepare preliminary quantities, development budgets, cash flows and feasibility comparisons
- Analyse gross area, deductions, net saleable area and plot inventory
- Track consultant deliverables, drawings, revisions, submissions and approvals
- Prepare project schedules, weekly progress reports and decision-pending registers
- Identify planning, approval, infrastructure and commercial risks
- Assist management in evaluating consultants and contractors
- Present alternative options and recommendations to the promoters
MANDATORY REQUIREMENTS
- B.E./B.Tech in Civil Engineering or B.Arch
- 7–12 years of relevant real-estate development experience
- Direct involvement in at least two plotted-township or plotted-development projects
- Ability to read, understand and review AutoCAD drawings
- Strong knowledge of Microsoft Excel, estimation and project reporting
- Understanding of development approvals and township infrastructure
- Strong consultant-coordination and communication abilities
- Willingness to work full time from Raipur
- Willingness to regularly visit the project site
PREFERRED EXPERIENCE
- Experience with plotted developments in Chhattisgarh
- Familiarity with CG-RERA and local approval procedures
- Experience in project feasibility, budgeting and development phasing
- Knowledge of roads, drainage, water supply, electrical infrastructure and site grading
- Experience coordinating government approvals and NOCs
WHO MAY NOT BE SUITABLE Candidates whose experience is limited to the following may not be suitable:
- Building-site execution
- Routine site supervision
- Property brokerage or sales
- Government liaison without technical knowledge
- Interior work
- AutoCAD drafting without project-management responsibility
COMPENSATION Competitive and commensurate with relevant experience, demonstrated capability and current compensation.
Compensation will be finalised after evaluating the candidate’s plotted-development experience, technical competence and suitability for the role.
