The Assistant Manager – Quantity Surveying will be responsible for quantity take-offs, client billing, subcontractor billing, rate analysis, reconciliation, variation/extra-item claims, cost monitoring, and commercial documentation for high-rise real estate projects executed under Item Rate Contracts.
The role requires strong knowledge of RCC, structural, architectural, finishing and MEP-related quantities, along with sound understanding of drawings, BOQ specifications and contractual conditions.
Key Roles & Responsibilities1. Quantity Take-Off & BOQ Management
- Prepare detailed quantity take-offs from GFC drawings, architectural drawings, structural drawings and MEP drawings.
- Verify BOQ quantities against approved drawings and identify quantity variations.
- Maintain detailed quantity sheets and measurement records for all major work items.
- Review revisions in drawings and assess their impact on quantities and project cost.
- Prepare and update BOQ trackers based on actual project progress.
- Ensure measurements are prepared in accordance with applicable standards and contractual requirements.
1. Client Billing
- Prepare RA Bills / Interim Payment Applications based on executed quantities.
- Coordinate with Site Engineers, Planning, QA/QC and Client/PMC teams for measurement certification.
- Prepare supporting documents, measurement sheets and quantity calculations for client billing.
- Follow up with Client/PMC for timely certification of submitted bills.
- Maintain records of submitted, certified, withheld and pending billing amounts.
- Prepare reconciliation between executed quantities, billed quantities and certified quantities.
1. Subcontractor Billing
- Verify subcontractor bills against actual work executed at site.
- Check measurements, agreed rates, work orders and applicable deductions before certification.
- Ensure subcontractor billing quantities are properly linked with client-billable quantities.
- Maintain subcontractor billing and certification trackers.
- Coordinate with execution teams for joint measurements wherever required.
- Identify excess billing, duplicate claims or deviations from approved work orders.
1. Item Rate Contract Management
- Strong understanding of Item Rate Contract conditions, BOQ items, specifications and measurement methodology.
- Monitor BOQ quantities against actual executed quantities.
- Identify quantity deviations, non-BOQ items, extra items and substituted items.
- Prepare rate analysis for extra and non-BOQ items.
- Prepare supporting documentation for approval of new rates and additional items.
- Monitor high-value and high-quantity BOQ items to control commercial exposure.
1. Variations & Claims
- Identify variations arising from drawing changes, scope changes and site instructions.
- Prepare variation statements with detailed quantity and cost impact.
- Maintain records of extra items, deviations and additional works.
- Coordinate with Contracts/Commercial teams for submission and certification of claims.
- Maintain proper supporting documentation including drawings, approvals, instructions and correspondence.
1. Cost Control & Reconciliation
- Monitor project quantities and costs against approved budget/BOQ.
- Prepare periodic cost-to-complete and quantity reconciliation statements.
- Carry out reconciliation of major construction materials including:
- Reinforcement Steel
- Structural Steel
- Cement
- Concrete
- Blocks/AAC Blocks
- Tiles and Stone
- Waterproofing
- Paint
- Other major finishing materials
- Identify abnormal consumption, wastage and quantity deviations.
- Coordinate with Stores, Purchase and Execution teams for material reconciliation.
1. High-Rise Building Quantity Surveying
The candidate should have hands-on QS experience in high-rise residential/commercial building works covering:
- Excavation and earthwork
- Piling/Foundation works
- RCC works
- Reinforcement and BBS
- Formwork/Shuttering
- Masonry and blockwork
- Plastering
- Waterproofing
- Flooring and tiling
- Granite/Marble/Stone works
- Doors and windows
- Aluminium/Facade works
- Painting and finishing works
- External development works
- Basic understanding of MEP quantities and builder's works
1. Coordination & Documentation
- Coordinate with Execution, Planning, QA/QC, Contracts, Procurement, Stores, Finance and Client/PMC teams.
- Maintain systematic records of measurements, drawings, approvals and billing documents.
- Attend commercial and billing review meetings with Client/PMC.
- Provide quantity and commercial inputs for monthly project review meetings.
- Support Project Manager/Project Head in commercial and contractual matters.
Required Skills & Competencies
- Strong experience in Quantity Surveying for high-rise real estate/building projects.
- Hands-on experience in Item Rate Contract Projects is essential.
- Solid knowledge of Client Billing and Subcontractor Billing.
- Excellent knowledge of quantity take-off from structural and architectural drawings.
- Good understanding of BOQ, specifications, rate analysis, variations and reconciliation.
- Ability to independently prepare and certify measurements.
- Good knowledge of construction methodology for RCC and finishing works.
- Strong analytical and numerical skills.
- Good communication and coordination skills.
- Ability to handle billing and quantity-related discussions with Client/PMC representatives.
Job Requirements :
- 8-20 years of experience in quantity surveying, preferably in the real estate industry.
- Strong knowledge of contractor billing, client billing, and quantity estimation processes.
- Proficiency in preparing BOQs for high-rise buildings using Mivan technology.
