Key Responsibilities

Construction & Project Execution

- Take complete ownership of the construction division and overall project execution.
- Lead ongoing and upcoming residential, commercial, mixed-use, MSB, mid-rise, special building and infrastructure/layout development projects.
- Ensure projects are delivered within approved timelines, budgets, quality standards and specifications.
- Monitor project progress, identify delays and bottlenecks, and implement corrective actions.
- Review drawings, BOQs, technical specifications, project schedules and execution plans.
- Ensure site execution follows approved drawings, construction methodology, quality standards and project schedules.

Team & Leadership

- Build and lead a strong construction team including Project Managers, Site Engineers, Planning Engineers, QS, Purchase, Quality, Safety and Vendor Coordination teams.
- Establish clear responsibilities, reporting structures and performance expectations.
- Develop and implement effective systems for planning, monitoring, reporting, quality control and project execution.
- Mentor teams and drive accountability and performance across projects.

Cost & Commercial Management

- Monitor project budgets, estimates, rate analysis, variations and overall cost control.
- Coordinate with QS, Purchase, Contracts and Finance teams for effective cost management.
- Review contractor bills, measurements, productivity and contractual compliance.
- Control material wastage and ensure effective material planning and utilisation.
- Ensure procurement and material deliveries are planned in advance to avoid project delays.

Contractor & Consultant Management

- Coordinate with architects, structural consultants, MEP consultants, contractors, vendors and other project stakeholders.
- Monitor contractor performance, quality, productivity, timelines and agreed scope.
- Build a reliable network of contractors, consultants and vendors.
- Resolve technical, coordination, manpower,



material and execution-related challenges.

Quality, Safety & Compliance

- Establish strong quality control systems, inspection procedures, checklists and testing processes.
- Ensure construction work meets approved technical specifications and quality standards.
- Maintain strict safety standards across project sites.
- Ensure compliance with applicable statutory, labour, environmental and safety requirements.
- Ensure timely completion of finishing works, snag rectification, services coordination and handover readiness.

Management Coordination & Reporting

- Provide Management with regular updates on project progress, costs, risks, delays and critical issues.
- Coordinate with Planning, QS, Purchase, Finance, Legal, Liaison, Sales, CRM, Architects, Consultants, Contractors and Vendors.
- Highlight potential project risks and provide practical solutions to Management.
- Continuously improve construction processes, systems, vendor management and project delivery standards.

Ideal Candidate Profile

- 12 years of strong experience in construction/project execution.
- Strong real estate/building construction experience.
- Experience handling residential, commercial, mixed-use, MSB, mid-rise or special building projects.
- Civil Engineering qualification preferred.
- Strong technical and commercial knowledge.
- Proven experience managing multiple projects, contractors, consultants and large teams.
- Strong understanding of BOQ, estimation, budgeting, rate analysis, contracts and cost control.
- Robust leadership, negotiation, communication, coordination and decision-making skills.
- Practical, disciplined, result-oriented and highly accountable.
- Chennai-based or willing to relocate.
