Role & responsibilities

- Identify and source potential land parcels suitable for residential and real estate development.
- Build and maintain a strong network with landowners, brokers, consultants, developers, and local stakeholders.
- Conduct preliminary assessment of land parcels based on location, size, access, development potential, zoning, and commercial viability.
- Negotiate with landowners and other stakeholders to secure commercially viable terms.
- Coordinate land due diligence, including title verification, ownership records, encumbrance, revenue records, and statutory approvals.
- Coordinate with Legal, Liaison, Finance, Technical, and Project teams for land evaluation and closure.
- Evaluate land documents such as RTC, Mutation, EC, Sale Deed, Conversion/DC Conversion, Patta/Chitta, and other revenue records, as applicable.
- Identify potential legal, technical, regulatory, and commercial risks associated with land parcels.
- Prepare land acquisition proposals, feasibility reports, negotiation summaries, and management presentations.
- Handle Joint Development Agreements (JDA), Joint Ventures (JV), Development Agreements, and outright purchase transactions, as applicable.




- Track the complete land acquisition pipeline from initial identification to registration/closure.
- Maintain records of prospective, shortlisted, under-negotiation, and acquired properties.
- Ensure timely completion of documentation, registration, and transaction-related activities.
- Monitor market trends, land values, upcoming infrastructure developments, and growth corridors to identify acquisition opportunities.
- Develop solid relationships with local authorities, brokers, consultants, and other market stakeholders.
- Ensure compliance with company policies and applicable legal and regulatory requirements.
