The Senior Architect will be responsible for leading architectural planning, design development, statutory submissions, and coordination for assigned projects. The role requires strong technical expertise, sound knowledge of applicable building regulations and development norms, and the ability to independently manage architectural deliverables from concept through approvals and execution support.
The Senior Architect will also be responsible for coordinating with internal teams, consultants, clients, sanctioning authorities, and site teams, while providing technical guidance and leadership to junior architects, draughtsman, and other team members.
Key Responsibilities
1. Architectural Planning & Design
- Lead architectural concept planning and design development for assigned projects.
- Develop and review architectural layouts in accordance with project requirements and applicable regulations.
- Prepare and oversee preparation of demarcation, zoning, and development plans.
- Prepare and review floor plan, sections, elevation, terrace plan, basement plan, stilt plan & area statements.
- Ensure design are practical, technically sound, commercially viable, and aligned with project objectives.
- Review architectural drawings and ensure accuracy, completeness, and consistency across project stages.
- Provide design inputs and technical guidance to the architecture team.
1. Statutory Approvals & Authority Coordination
- Prepare and coordinate architectural drawings and documentation for submission to competent authorities.
- Coordinate with sanctioning authorities regarding observations, queries, revisions, and approval-related requirements.
- Ensure drawings and submissions comply with applicable building codes, development regulations, zoning requirements, and local authority norms.
- Track statutory submissions and approvals and ensure timely closure of authority comments.
- Coordinate with internal and external consultants to incorporate statutory requirements into project designs.
1. Site & Execution Coordination
- Coordinate with site and execution teams to ensure architectural intent is properly translated into execution.
- Review and resolve day-to-day architectural and planning-related issues arising at site.
- Provide timely clarification on drawings, details, specifications, and design-related queries.
- Review site conditions and identify deviations from approved drawings or design intent.
- Coordinate necessary revisions and ensure that approved design changes are properly documented and communicated.
- Conduct site visits as required to monitor architectural implementation and resolve technical issues.
1. Team Leadership & Coordination
- Lead and coordinate internal architecture team, including architects, draughtsmen, and other resources.
- Coordinate with Patwari/land-related teams, Engineering Division, consultants, and other stakeholders.
- Allocate work, monitor deliverables, and ensure timely completion of architectural outputs.
- Review the work of junior team members and provide technical direction, feedback, and mentoring.
- Build accountability within the team and ensure adherence to project timelines and quality standards.
- Identify training and development requirements within the team.
1. Client & Stakeholder Management
- Maintain regular communication with clients for assigned projects.
- Understand client requirements and ensure architectural solutions are aligned with agreed project objectives.
- Present design concepts, plans, revisions,
and project updates to clients and relevant stakeholders.
- Address client queries and coordinate internally to ensure timely resolution.
- Maintain high levels of client satisfaction through responsive communication and quality deliverables.
1. Project & Commercial Orientation
- Contribute towards achievement of project profitability & growth in line with company's vision and values.
- Ensure effective utilization of architectural resources and minimize avoidable rework.
- Identify opportunities to improve design efficiency, project outcomes, and cost effectiveness.

- Support senior management with architectural inputs during project planning and decision-making.
1. Documentation & Quality Control
- Ensure proper maintenance and version control of architectural drawings and project documentation.
- Review drawings before internal circulation or submission to clients / authorities.
- Ensure consistency between architectural drawing, area statement, engineering input & project documentation.
- Maintain proper records of authority comments, approvals, revisions, and design decisions.
- Establish and maintain appropriate quality standards for architectural deliverables.

Responsibilities
- Coordinate and lead the internal architecture team, including Patwari, Architectural Draughtsmen, and other relevant team members.
- Coordinate with the Engineering Division, consultants, site teams, clients, and statutory authorities.
- Ensure timely completion and quality of architectural deliverables.
- Maintain regular communication with clients and ensure high levels of client satisfaction.
- Provide timely feedback and project status updates to senior management.
- Escalate critical design, statutory, site, or project-related issues to senior management with appropriate recommendations.
- Ensure that company policies, procedures, quality standards, and business ethics are followed.
- Communicate and implement applicable company policies and procedures within the team.
Desired Candidate Profile
Education
- Bachelor's Degree in Architecture (B.Arch) from a recognized institution.
- Master's Degree in Architecture / Planning / related discipline shall be preferred.
Experience
- Around 812 years of relevant experience in architectural design, planning, approvals, and coordination.
- Experience in handling/mentoring team of architects, draughtsman and professionals will be preferred.
- Experience in real estate development, residential / commercial projects, township planning, or similar large-scale projects shall be an advantage.
Software Skills
- Proficient in AutoCAD and MS Office.
- Working knowledge of Revit, Photoshop, SketchUp, or other architectural/design software shall be preferred.
- Ability to review and manage digital drawing/documentation workflows.
Regulatory & Technical Knowledge
- Good knowledge and practical understanding of the National Building Code (NBC) and applicable state/local building regulations.
- Knowledge of Haryana Building Code and other applicable development / building regulations shall be preferred.
- Strong understanding of land-use norms and development controls under applicable Final Development Plans.
- Understanding of road circulation plans and their correlation with land use and development planning.
- Knowledge of area norms, FAR/FSI, setbacks, ground coverage, parking requirements, zoning, and other applicable development parameters.
- Ability to interpret applicable policies, regulations, and statutory requirements and translate them into practical design solutions.
