The Planning Manager will lead project controls, master scheduling, cost monitoring, and resource planning for NeoLiv Khopoli, a flagship large-scale township featuring residential plots, luxury villas, extensive road networks, underground utilities, and lifestyle amenities. This role requires managing the synchronization between horizontal infrastructure development (roads, drainage, MEP networks) and vertical/villa construction to achieve key milestone delivery on time, within budget, and as per quality standard baselines. KEY RESPONSIBILITIES • • • • • • Baseline Scheduling & Master Control: Develop, baseline, and maintain comprehensive L1 to L4 Master Project Schedules in Primavera P6 / MS Project encompassing infrastructure, roads, drainage, MEP networks, villa construction, and landscape packages. Progress Tracking & Variance Analysis: Monitor daily and weekly site operations against target baselines, analyze critical path movements, quantify schedule variances, and propose effective mitigation or crash plans. Cost & Budget Alignment: Drive cash flow forecasting,



Earned Value Management (EVM), material reconciliation, and progress payment verification in close coordination with Quantity Surveying (QS) and Finance teams. Contractor & Consultant Oversight: Evaluate contractors' 1-month and 3-month look-ahead plans, align structural/architectural design issuance with procurement lead times, and eliminate site execution bottlenecks. RERA Compliance & Leadership MIS: Ensure accurate tracking of statutory RERA delivery milestones, prepare high-impact executive dashboards, and maintain comprehensive progress documentation for internal review and regulatory submissions. Resource & Material Optimization: Monitor workforce deployment, heavy machinery utilization, and material supply pipelines to resolve site-level resource constraints proactively.
