Job Title: Land Permits & Documentation Manager

Department: Land Acquisition

On Site/HO Role: On Site

1. Contribution

- Financial:
- % of land secured within budgeted costs
- Land permits and approvals
- Non-Financial:
- Due diligence and title verification (zero disputed cases)
- Liaison with government agencies and nodal authorities
- Legal disputes resolution
- Timeliness of approvals and registrations

2. Purpose of the PositionThe Land , Permit & Documentation Manager is responsible for managing all legal documentation, permits, and compliance related to land acquisition and project approvals. This includes conducting TSR documentation, drafting deeds, securing NOCs, managing rights acquisition, resolving disputes, and mitigating risks to ensure smooth project execution within timelines. 3. Communication

- HOD & Land Team (HO + site)
- Legal Team (Land Lease)
- Land & Project Team (Functional reporting)
- Finance & Business Development Teams
- External Stakeholders:
- Land Aggregators
- Legal Consultants
- Government Authorities
- Nodal Agencies (Revenue, Forest, Town Planning, Pollution Control Boards, etc.)

4. Profile

- Qualification: Graduation in any stream; LLB preferred
- Experience: 12 years in land acquisition, permits, and legal documentation for renewable projects
- Knowledge, Skills & Abilities (KSAs):
- Knowledge: Local laws related to land acquisition, permits, and renewable energy regulations
- ICT Skills: MS Office
- Other Skills: Strong negotiation, communication, and interpersonal skills
- Abilities: Critical thinking and proactive approach
- Languages: English, Hindi, and local language proficiency

5. Areas of Responsibility 1) Document Procurement, Filing & Due Diligence

- Procure documents from land aggregators and government officers.




- Conduct thorough due diligence on land ownership, title verification, and encumbrances (TSR documentation).
- Ensure timely execution of sale deeds, lease agreements, and other land-related documents.
- Coordinate with Revenue department for land mutation, tax certificates, and verification.

a) Objectives: Zero disputed cases; clear title verification. b) Measures: Accuracy of due diligence; number of parcels with clear title.

2) Documentation & Compliance Management

- Review, and execute legal documents (NDAs, Agreements to Sell, Lease Agreements, Power of Attorney, Pathway, MOUs, Deeds).
- Ensure compliance with Land Reforms Act, Land Revenue Act, and relevant statutes.
- Obtain approvals for non-agricultural conversion.
- Coordinate with the inhouse legal department, legal consultants and government agencies for title diligence and dispute resolution.
- Provide support to the in-house legal department; Track and monitor legal proceedings, respond to notices.

a) Objectives: Ensure land related statutory compliances and assistance to minimize disputes. b) Measures: Accuracy of documents; compliance with applicable laws; number of pending litigation cases.

3) Permits, NOCs & Approvals

- Prepare and submit documentation for Developer Permission/Transfer Permission applications and commissioning.
- File applications for connectivity agreements, PPAs, and SLDC commissioning.
- Secure approvals from GETCO R&C;,



GETCO Projects, and GETCO Engineering departments.
- Obtain NOCs from Gram Panchayats, Forest Departments, Pollution Control Boards, AAI, MOD, MNRE, and ensure adherence to GEDA/KREDL regulations.

a) Objectives: Timely approvals and permits. b) Measures: % of approvals obtained within planned timelines.

4) Rights Acquisition & Risk Management

- Secure rights of way (ROW) and pathway access for project infrastructure.
- Liaise with landowners, communities, and government authorities for rights acquisition.
- Identify potential risks and mitigate proactively.
- Mediate conflicts between stakeholders to minimize delays.

a) Objectives: Guarantee uninterrupted project execution. b) Measures: % of rights acquired without disputes; reduction in escalated cases.

5) Coordination with Internal Teams

- Work with project teams to ensure timely availability of land and permits.
- Coordinate with finance teams for payment processing.
- Support BD teams in identifying recent land parcels and expansion opportunities.
- Coordinate with and support the legal team on land acquisition related documentation, title due diligence and management of land related matters.

a) Objectives: Reduce project delays due to land/permit issues. b) Measures: % of land and permits secured before construction deadlines.

6) Documentation & Reporting

- Maintain repository of all land-related agreements, permits, approvals, and litigation records.
- Prepare monthly reports on acquisition progress, pending approvals, and legal issues.
- Track statutory changes and recommend necessary actions.

a) Objectives: Maintain transparency and compliance. b) Measures: Timeliness and accuracy of reports; number of missed compliance deadlines.
