Role Overview

We are looking for an experienced AVP – Fund Raising to lead and manage end-to-end fundraising activities for the organisation’s residential real estate portfolio. The role will be responsible for raising and managing debt and equity capital, developing strong relationships with banks, financial institutions, private equity/institutional investors and HNIs, and ensuring timely financial closure and deployment of funds across projects.

The ideal candidate should have strong experience in real estate project finance/fund raising, excellent knowledge of residential project financials, and an established network across banks, financial institutions, private equity/institutional investors and HNIs.

Key Responsibilities

Fund Raising & Financial Closure

- Manage the end-to-end fund-raising process for residential real estate projects, including debt and equity funding.
- Develop and maintain strong relationships with banks, financial institutions, private equity/institutional investors and HNIs for raising capital.
- Identify appropriate funding sources and structures based on project requirements and cash flows.
- Prepare funding proposals, information memorandums, finanial presentations and investment materials.
- Negotiate term sheets, commercial terms, pricing, security structures and other financing terms with lenders and investors.
- Liaise with valuers, legal counsel, technical consultants and other advisors through the transaction lifecycle.
- Drive financial closure and ensure timely completion of all legal, technical and financial due diligence.

Project Monitoring & Fund Management

- Monitor projects end-to-end, including funding requirements, financial closure, disbursements, utilisation of funds and overall project financial performance.
- Track project cash flows and funding requirements and ensure availability of funds in line with project milestones.
- Monitor compliance with Conditions Precedent (CPs) and Conditions Subsequent (CSs) for disbursement and post-disbursement requirements.




- Ensure appropriate utilisation of funds and monitor lender/investor reporting requirements.
- Work closely with project, finance, legal and commercial teams to identify and address funding-related issues.

Financial Modelling & Analysis

- Prepare and review financial models, project feasibility studies, business plans, budgets and project cash-flow projections.
- Undertake financial modelling and valuation of residential real estate projects.
- Analyse project IRRs, returns, funding requirements, debt servicing capacity and sensitivity scenarios.
- Prepare MIS and management reports relating to project funding and financial performance.

Existing Debt & Treasury Management

- Manage existing debt facilities and maintain relationships with lending institutions.
- Monitor loan statements, interest payments, principal repayments and outstanding liabilities.
- Have working knowledge of SAP and loan reconciliation.
- Coordinate with legal teams and lenders for mortgage deeds, security documentation, charge creation and related documentation.
- Liaise with banks on day-to-day working capital and banking requirements.

Credit Rating & Stakeholder Management

- Manage the credit-rating process with rating agencies, including preparation of data and presentations.
- Coordinate management presentations with rating agencies and articulate key business, project and financial drivers.
- Monitor rating-related requirements and ensure timely submission of information.
- Build and maintain strong relationships with senior stakeholders across banks, financial institutions, PE/institutional investors and other capital providers.

Key Skills & Competencies

- Solid understanding of residential real estate project finance and fundraising.
- Proven experience in raising debt and/or equity capital for real estate projects.




- Strong and demonstrable network with banks, financial institutions, PE/institutional investors and HNIs.
- Strong understanding of term sheets, project finance structures, due diligence, CP/CS compliance and disbursement processes.
- Strong financial modelling, valuation and project feasibility skills.
- Knowledge of real estate cash flows, project economics and funding structures.
- Strong negotiation and stakeholder management skills.
- Ability to manage multiple projects and transactions simultaneously.
- Working knowledge of SAP and financial/loan reconciliations.
- Strong communication, presentation and commercial skills.

Experience & Qualification

- CA / MBA (Finance) / CFA or equivalent qualification preferred.
- 10–15 years of relevant experience, with significant experience in real estate fundraising/project finance.
- Experience with a leading real estate developer, bank/NBFC, real estate investment platform or financial institution will be preferred.
- Candidates with a strong bank-side real estate lending background and established relationships with residential developers may also be considered.
- Mumbai residential real estate experience is strongly preferred.

Ideal Candidate The ideal candidate will be someone who combines robust real estate project-finance expertise with an established capital-market/lending network and can independently drive a transaction from project feasibility → funding strategy → lender/investor engagement → term sheet → due diligence → financial closure → disbursement → post-disbursement monitoring. This is a high-impact role with one of Mumbai’s Top 10 real estate developers and requires a candidate who can bring both strong execution capability and a well-established funding network.
