In 2016, the Ministry of Education entrusted IIT Bombay with a pivotal mission: to establish the Research Park within the sprawling campus in Powai, Mumbai. Job Description:

We are seeking a results-driven Project Manager with 7-8 years of hands-on experience in real estate development, commercial/residential fit-outs, or civil infrastructure projects. The successful candidate will oversee capital projects from initiation through planning, execution, vendor management, and final handover. You will be responsible for keeping projects on schedule, within budget, and compliant with safety, zoning, and quality standards.

Roles and Responsibilities:

1. Project Planning & Design Management

- Coordinate with architects, civil engineers, MEP consultants, and internal stakeholders to define project scopes, specifications, and deliverables.
- Develop baseline schedules and track critical path milestones.
- Participate in pre-project feasibility studies, site reviews, and spatial/master planning assessments.

2. Construction & Site Execution

- Supervise on-site progress, quality control,



and safety standard compliance across contractors and sub-contractors.
- Resolve daily site issues, technical discrepancies, and engineering requests for information (RFIs).
- Manage project closeout, Snag-lists, testing and commissioning, and tenant/client occupancy handovers.

3. Financial & Vendor Management

- Prepare, track, and manage project budgets, cash flow forecasts, and invoice validations.
- Lead the vendor procurement process, including drafting RFPs, evaluating bids, negotiating contracts, and change-order management.
- Identify cost-reduction or value-engineering opportunities without compromising quality or safety.

4. Risk Management & Compliance

- Assist in securing local authority approvals, permits, zoning clearances, and environmental compliances.
- Maintain a comprehensive project risk register to proactively address site delays, supply chain bottlenecks, or cost overruns.
- Integrate sustainability, ESG goals, and safety guidelines (OSHA/EHS) across all project phases.

5. Stakeholder Communication

- Provide Daily/weekly/monthly status reports and financial dashboards to senior management.
- Act as the primary liaison between landlords, general contractors, utility providers, and internal business leads.

Qualifications:

- Education: Bachelor’s degree in Civil/ Electrical/Mechanical Engineering, Construction Management, Architecture, Real Estate Development.
- Experience: 7–8 years of progressive experience in managing real estate (commercial, residential, or mixed-use) or public/private infrastructure projects.
- Certifications (Preferred): PMP (Project Management Professional), CAPM, or LEED / BREEAM accreditation.

Skills and Expertise:

- Technical Skills:
- Proficiency in scheduling tools like MS Project or Primavera P6.
- Working knowledge of AutoCAD, Revit, or BIM 360 for drawing reviews.
- Familiarity with construction management platforms like Procore, Aconex, or Smartsheet.
- Soft Skills: Strong contract negotiation, vendor management, team leadership, and cross-functional stakeholder communication.
