Role Overview:

To plan, execute, monitor, and ensure quality delivery of all finishing works at the project site, in line with approved drawings, specifications, and company/brand standards, while closely coordinating with civil, MEP, and design teams to ensure timely, defect-free handover.

Candidates with hands-on MEP (Mechanical, Electrical & Plumbing) execution or coordination experience, in addition to finishing work, will be highly preferred. This role suits an engineer who can independently manage finishing execution while also understanding and coordinating MEP services closely enough to reduce dependency on a separate dedicated MEP coordinator during the finishing stage.

Key Responsibilities:

1. Execution & Site Supervision

- Supervise and monitor daily finishing activities including flooring, tiling, plastering, painting, false ceiling, doors/windows, joinery, waterproofing, cladding, and facade finishing work
- Ensure finishing works are executed as per approved drawings, specifications, and approved samples/mock-ups
- Plan and manage sequencing of finishing trades to avoid clashes and rework
- Monitor progress against the finishing schedule and escalate delays proactively

2. Quality Control

- Conduct regular inspections to check workmanship, alignment, levels, and finish quality
- Identify defects/snags and ensure timely rectification before handover
- Maintain quality checklists and inspection records for each finishing activity




- Ensure work complies with approved mock-ups and brand/premium finish standards

3. Coordination (including MEP)

- Coordinate with civil, MEP, interior design, and architecture teams to align finishing work with structural and services progress
- Coordinate cutouts, openings, and finish-level adjustments required for MEP fixtures (switch boards, AC vents, light points, sprinklers, diffusers) without compromising finish aesthetics
- Review MEP first-fix and second-fix completion status before allowing finishing closure (ceiling, wall, flooring) at respective areas
- Where required, directly support/monitor basic MEP execution activities (electrical conduiting, plumbing lines, HVAC ducting progress) at the finishing interface stage, working alongside or in place of a dedicated MEP coordinator
- Liaise with contractors, subcontractors, and vendors (including MEP subcontractors) for material delivery, manpower planning, and work progress
- Coordinate with the design/architecture team for any site-level clarifications or deviations

4. Material & Vendor Management

- Verify and approve incoming finishing materials against approved samples and specifications
- Monitor material consumption and minimize wastage
- Coordinate with procurement for timely material availability on site

5. Documentation & Reporting

- Maintain daily progress reports, inspection reports, and snag lists
- Prepare and update finishing work trackers/dashboards for management review
- Ensure proper documentation for handovers,



including punch-list closure and client signoffs
- Support in preparing measurement sheets/bills for contractor payments (as applicable)

6. Safety & Compliance

- Ensure finishing work is carried out in compliance with site safety protocols
- Ensure statutory and quality compliance as per project requirements

Key Skills & Competencies

- Strong knowledge of finishing materials, methods, and industry best practices
- Ability to read and interpret architectural, finishing, and MEP drawings
- Working knowledge of MEP systems (electrical, plumbing, HVAC, firefighting) installation sequencing, basic technical checks, and coordination requirements is highly preferred
- Ability to identify and flag basic MEP execution issues even if not formally responsible for MEP scope
- Good site coordination and vendor/contractor management skills across finishing and MEP trades
- Solid problem-solving skills for site-level execution issues
- Proficiency in MS Office/MS Project; familiarity with AutoCAD is a plus
- Good communication skills for cross-team coordination and client-facing snag resolution

Experience Requirements

- 58 years of relevant experience in finishing works execution for residential/commercial real estate projects
- Candidates with additional hands-on MEP execution/coordination experience (electrical, plumbing, HVAC, firefighting) will be strongly preferred over those with finishing-only experience
- Prior experience with premium/branded developer projects preferred
- Hands-on site experience is mandatory (not purely design/office-based experience)
