HIRING: LAND ACQUISITION MANAGER / EXECUTIVE - BANGALORE

About The Role:

We are looking for a highly experienced Land Acquisition qualified with a strong network in Karnataka, especially in and around Bangalore. The candidate should be able to identify, verify, and close large land parcels for Villa Plots / Residential Layouts / Resorts development.

Priority Focus Locations:

Gunjur (Varthur Lake Belt), Sabanahalli (Vatadahosahalli Lake), Devanahalli, Doddaballapur, Chikkaballapur, Sarjapur, Hoskote, Anekal, Kanakapura Road.

Key Responsibilities:

1. Land Sourcing: Identify potential agricultural / DC converted land parcels (10 to 100+ Acres).

2. Due Diligence: Conduct complete Title Verification - RTC, Pahani, Mutation, EC, Survey Sketch, Akarband, 11E Sketch. Verify 30 years title flow.

3. Legal Coordination: Coordinate with advocates for legal opinion. Ensure lands are free from litigation, PTCL, 79A & 79B, and Govt. acquisition.

4. Liaisoning: Strong liaison with VA, RI, Tahsildar, Sub-Registrar Office, BDA, BMRDA, KIADB, Panchayat. Handle DC Conversion, NOCs.

5. Negotiation & Closing:



Direct dealing with farmers, landowners, and aggregators. Price negotiation and closing till registration.

6. Reporting: Track market rates, competitor projects, STRR/PRR infrastructure and submit weekly pipeline reports.

Mandatory Requirements:

- 5 to 12 Years of exclusive experience in Land Acquisition (Real Estate only).

- Must have closed minimum 50-100 Acres independently in Bangalore Rural / Urban.

- Strong personal network of landowners and brokers in North & East Bangalore is a MUST.

- In-depth knowledge of Karnataka Land Revenue Act & Registration Process.

- Kannada is Mandatory + English.

- Must own a vehicle and be willing to travel extensively for site visits.

Pay: ₹70,000.00 - ₹120,000.00 per month
