We are looking for an experienced Senior Project Manager with robust residential project execution experience to lead projects from planning and design coordination through construction, finishing, and final handover.

The candidate must have proven experience managing residential projects such as luxury villas, independent houses, apartments, high-end residences, or residential developments, with strong control over timelines, budgets, quality, contractors, consultants, and client relationships.

Key Responsibilities

- Lead end-to-end execution of residential projects from pre-construction to handover.
- Develop project schedules, milestones, budgets, manpower plans, and execution strategies.
- Coordinate with architects, interior designers, structural consultants, MEP consultants, contractors, and vendors.
- Review drawings, BOQs, specifications, material selections, and shop drawings.
- Monitor construction, civil, structural, MEP, interior, finishing, and external works.
- Ensure execution is as per approved drawings, specifications, quality standards, and project schedule.
- Manage contractors, subcontractors, suppliers, and site teams.
- Monitor project costs, variations, procurement, material requirements, and payments.
- Conduct regular site inspections and project review meetings.
- Handle client communication, approvals, expectations, and escalations.
- Identify project risks and implement corrective actions.
- Lead snagging, rectification, testing, commissioning, and final handover.
- Prepare regular project progress, cost, quality, and management reports.
- Mentor and manage project managers, engineers, supervisors,



and coordinators.

Mandatory Requirements
- 8–15 years of overall project management experience.
- Minimum 8 years of hands-on experience managing residential projects.
- Must have successfully completed residential projects from start to handover.
- Experience in luxury villas / high-end residences / apartments / residential developments is highly preferred.
- Strong knowledge of residential construction, interiors, MEP, finishing, and coordination.
- Proven experience managing multiple contractors and project teams.
- Strong client-handling and stakeholder-management skills.
- Excellent knowledge of project planning, scheduling, cost control, and quality management.

Qualification
- Bachelor's degree in Civil Engineering.

Ideal Candidate A hands-on Senior Project Manager who has independently managed residential projects end-to-end, understands construction and finishing in detail, can coordinate multiple stakeholders, and can deliver projects on time, within budget, and to high-quality standards.

Residential project experience is mandatory. Candidates without relevant residential project execution experience will not be considered.
