Primary responsibility is to check day to day productive operations and maintenance of all building systems, including going through daily checklist for the site.
Responsible for the supervision of the 3rd party vendor. He will report to the Assistant Manager for any conditions affecting building services and tenant comfort. The specific areas of responsibility include but are not limited to tenant services and technical proficiency.
Critical Workplace Management (CEM)
Supervises and directs 3rd party vendor staff.
Ensure all Periodic Preventive maintenance was done and signed off
Will work with the Manager and data centre personnel to schedule equipment to be taken off line so that preventative maintenance can be performed.
Monitors operation of electrical and mechanical equipment supporting the facility and facility’s critical operations.
Ensure CER Room Temperature is maintained as per agreed KPI
Ensure all critical equipment are maintained for used at all time
Ensure Incident are escalated as per reporting structure
Capable of Monitoring BAU & ensuring all complaints are timely resolved within the TAT agreed with the Service providers
Ensuring all the Checklist & Log sheet are reviewed & signed
Ensuring timely update of equipment history cards are maintained
Requires the ability to analyse the operation of the various systems, determine the root cause of any problem / malfunctions and put in place corrective and preventive action as required.
Perform escalation to client and JLL-HQ.
Using appropriate usage of LOTO kit while carrying maintenance & breakdown activity
All the service provider working in the premises should adhere to PPE
Work permit to be issued at all time before any job to be carried
No permit No Work practise to be followed
Ensuring safety system are timely checked &
Maintained
Attend to Helpdesk ticket and follow up with closure
Assist to submit Permit to work(PTW) and air-conditioning extension to landlord
Review service report and follow up on recommended rectifications.
