We are looking for an experienced and responsible Estate Manager to oversee the day-to-day operations, maintenance, facilities, security, and overall upkeep of a residential project. The ideal candidate will ensure a safe, clean, well-maintained, and comfortable environment for residents while coordinating effectively with vendors, contractors, and internal teams.

Key Responsibilities :

- Manage the overall day-to-day operations and maintenance of the residential project.

- Ensure proper upkeep of common areas, landscaping, roads, parking areas, clubhouse, amenities, and other facilities.

- Supervise housekeeping, security, maintenance, electrical, plumbing, HVAC, STP/WTP, DG, lifts, and other facility-related services.

- Coordinate with maintenance teams, vendors, contractors, and service providers for timely completion of work.

- Monitor and control facility management expenses and ensure optimum utilization of resources.

- Conduct regular inspections of the property and identify maintenance, safety, and operational issues.

- Handle residents' complaints, requests, and concerns professionally and ensure timely resolution.

- Maintain strong relationships with residents and ensure a high level of customer satisfaction.

- Ensure compliance with safety standards, statutory requirements, fire safety norms, and applicable regulations.

- Monitor security arrangements, access control, CCTV, visitor management, and emergency response systems.

- Manage manpower deployment, attendance,



discipline, performance, and productivity of site staff.

- Maintain records related to maintenance, AMC contracts, equipment, inventory, utilities, incidents, and vendor performance.

- Prepare regular MIS reports covering maintenance, manpower, expenses, complaints, utilities, and other operational activities.

- Ensure proper management of electricity, water, diesel, and other utilities to minimize wastage and operational costs.

- Coordinate emergency situations and ensure appropriate action is taken for breakdowns, accidents, fire incidents, or other emergencies.

- Ensure the project is maintained to a high standard and presents a professional image to residents and visitors.

Candidate Profile:

- 6-8 years of relevant experience in estate management, facility management, property management, residential projects, or hospitality.

- Experience managing large residential societies/projects will be preferred.

- Solid knowledge of building maintenance, MEP services, security, housekeeping, and facility operations.

- Good vendor and manpower management skills.

- Strong communication, interpersonal, and problem-solving abilities.

- Ability to handle resident complaints and operational issues effectively.

- Strong leadership and team-management capabilities.

- Good knowledge of MS Office and preparation of MIS reports.

- Ability to work under pressure and handle emergencies effectively.
