Role Overview

We are looking for an experienced Unit Head / Project Head to lead and drive the overall execution and business performance of residential real estate projects. The incumbent will be responsible for providing strategic and operational leadership across project planning, execution, sales coordination, customer experience, financial performance, and stakeholder management.

The role requires a strong understanding of the residential real estate lifecycle, with the ability to manage multiple functions and lead a team of 10–12 professionals. The Project Captain(s) will report directly to the Unit Head.

Key Responsibilities

Project & Business Leadership

- Take complete ownership of the assigned residential project(s) and overall project performance.
- Drive the project from planning and execution through delivery and closure.
- Develop and implement project strategies aligned with organizational objectives.
- Monitor project milestones, timelines, budgets, quality and overall profitability.
- Identify project risks and proactively develop mitigation plans.
- Ensure effective coordination between internal teams and external stakeholders.

Team Leadership & People Management

- Lead and mentor a team of 10–12 members across relevant project functions.
- Manage and guide Project Captains who will report directly to the Unit Head.
- Set clear objectives, KPIs and deliverables for team members.
- Build a high-performance culture with robust accountability and ownership.
- Conduct regular performance reviews and support team development.
- Ensure effective cross-functional collaboration between project, sales, finance, design, construction, legal and customer-facing teams.

Project Execution

- Oversee project planning, scheduling, execution and delivery.




- Ensure projects are delivered within agreed time, cost, quality and safety parameters.
- Review progress against project plans and provide regular updates to senior management.
- Coordinate with architects, consultants, contractors, PMC teams and other project partners.
- Resolve critical project issues and ensure timely decision-making.
- Drive adherence to statutory, regulatory and organizational requirements.

Financial & Commercial Management

- Own project budgets, cost controls and financial performance.
- Monitor project profitability, cash flow and key financial metrics.
- Review project expenditures and ensure effective cost management.
- Work closely with finance and commercial teams on project-related financial matters.
- Identify opportunities for improving project margins and operational efficiencies.

Sales & Customer Coordination

- Work closely with sales and marketing teams to align project execution with business commitments.
- Support sales teams with project-related inputs, timelines and customer commitments.
- Ensure customer expectations are effectively managed throughout the project lifecycle.
- Drive timely resolution of escalated customer/project issues.

Stakeholder Management

- Manage relationships with senior management, consultants, contractors, vendors, government authorities and other stakeholders.
- Represent the organization in critical project meetings and negotiations.
- Ensure effective communication and alignment across all project stakeholders.

Candidate Profile

- 15–20+ years of relevant experience in real estate/project management, preferably with leading residential developers.
- Strong and demonstrable experience in residential real estate projects.
- Experience handling large-scale residential projects from inception/planning through execution and delivery.
- Proven experience managing multi-functional teams of 10–12 or more.
- Experience managing Project Heads / Project Captains / Senior Project Managers will be preferred.
- Strong understanding of project planning, construction, commercial management, budgets and project controls.
- Excellent stakeholder management and leadership capabilities.
- Strong commercial and financial acumen.
- Ability to independently take ownership of large projects/business units and drive outcomes.
- Strong communication, negotiation, decision-making and problem-solving skills.
- Experience with reputed real estate developers is preferred.

Ideal Candidate The ideal candidate would be a senior residential real estate professional who has progressed through project management/execution roles and has demonstrated the ability to take end-to-end ownership of large residential developments, lead a sizeable team, manage senior stakeholders and deliver projects against business, cost, quality and timeline objectives.
