A Maintenance Supervisor is responsible for supervising day-to-day maintenance activities, allocating work to technicians, ensuring equipment availability, and reporting maintenance status to the Maintenance/Engineering Manager.

Key Responsibilities

- Daily Maintenance Supervision

- Supervise day-to-day electrical, mechanical, HVAC, plumbing and building maintenance activities.

- Allocate jobs to technicians according to priority and skill.

- Ensure breakdowns are attended to promptly.

- Monitor completion of assigned work.

- Preventive Maintenance

- Execute preventive-maintenance schedules as instructed by the Maintenance Engineer.

- Ensure routine inspection and servicing of equipment.

- Maintain checklists, logbooks and equipment service records.

- Report abnormalities and recurring equipment problems.

- Electrical Maintenance

- Supervise maintenance of LT panels, DBs, lighting, pumps, motors, DG sets, UPS and other electrical equipment.

- Monitor electrical parameters and report abnormalities.

- Ensure proper isolation before electrical maintenance work.

- HVAC &
- Mechanical Maintenance

- Supervise operation and maintenance of AHUs, FCUs, pumps, cooling towers, chillers and ventilation systems.

- Monitor equipment operating conditions.

- Coordinate with specialist/OEM technicians during major breakdowns.

- Plumbing &

- Utility Systems

- Supervise plumbing repairs, water pumps, tanks, drainage and water-supply systems.

- Monitor RO/STP/WTP-related maintenance activities where applicable.

- Attend water leakage and utility-related complaints.

- Breakdown Management

- Respond to equipment breakdowns and emergencies.

- Identify the immediate cause of failure and arrange corrective action.





- Escalate major or repeated failures to the Maintenance Engineer.

- Ensure equipment is safely restored after repair.

- Technician Management

- Supervise electricians, technicians, plumbers and other maintenance personnel.

- Monitor attendance, shift duties and work discipline.

- Guide technicians during difficult maintenance jobs.

- Ensure adequate handover between shifts.

- Safety

- Ensure technicians use appropriate PPE.

- Follow electrical isolation/LOTO procedures.

- Maintain safe working conditions in engineering rooms and work areas.

- Immediately report unsafe conditions and incidents.

- Spare Parts &

- Tools

- Check availability of required spares and tools.

- Inform the Maintenance Engineer about critical spare requirements.

- Ensure proper use and protected storage of tools and equipment.

- Vendor Coordination

- Coordinate with AMC/service technicians during site visits.

- Provide access, equipment information and technical assistance.

- Verify work completion and submit service reports to the Maintenance Engineer.

- Documentation &

- Reporting

- Maintain daily maintenance logbooks.

- Record breakdowns, preventive maintenance and pending jobs.

- Prepare shift handover reports.

- Report critical issues, manpower requirements and material requirements to the Maintenance Engineer.
