Role Overview

We are looking for an experienced Facility Manager to oversee the complete facility and engineering operations of Vista Square Mall, Gurugram. The role will be responsible for ensuring uninterrupted operation, safety, maintenance, statutory compliance, vendor performance and high-quality customer/tenant experience across the mall.

The position will work closely with Mall Operations, Engineering, Security, Housekeeping, Parking, Retailers and external vendors to maintain the mall at high operational standards. This scope aligns with typical mall facility-management responsibilities covering technical services, soft services, utilities, safety and vendor management.

Key Responsibilities

1. Engineering & Technical Operations

- Manage day-to-day engineering and facility operations of the mall.
- Ensure smooth functioning of HVAC, electrical systems, DG sets, transformers, lifts, escalators, plumbing, STP/WTP and fire-fighting systems.
- Monitor preventive and corrective maintenance schedules.
- Ensure minimum breakdowns and maximum uptime of critical equipment.
- Conduct regular inspection of common areas and identify maintenance issues.
- Maintain equipment history, service records, checklists and maintenance logs.

2. Fire & Life Safety

- Ensure complete compliance with Fire & Life Safety (FLS) requirements.
- Monitor fire alarm, hydrant, sprinkler, pumps and emergency systems.
- Conduct periodic mock drills, safety inspections and emergency preparedness exercises.




- Ensure timely closure of observations arising from safety audits.

3. Vendor & AMC Management

- Manage AMC/service contracts for critical equipment and facility services.
- Coordinate with contractors and service providers for preventive and breakdown maintenance.
- Monitor vendor performance against SLA/KPI requirements.
- Verify service quality, attendance and deployment of vendor manpower.
- Support cost optimisation and contract negotiations.

4. Housekeeping & Soft Services

- Coordinate with housekeeping, pest control, landscaping/horticulture and other facility-service teams.
- Ensure high standards of cleanliness across common areas, washrooms, service corridors, back-of-house areas and customer zones.
- Conduct regular facility inspections and ensure timely corrective action.

5. Energy & Utility Management

- Monitor electricity, water, DG fuel and other utility consumption.
- Identify opportunities for energy conservation and operational cost reduction.
- Track utility consumption and prepare periodic MIS reports. Energy management and utility optimisation are established components of mall facility operations.

6. Retailer/Tenant Coordination

- Coordinate with retailers regarding maintenance, utilities, operational issues and technical requirements.
- Support store fit-outs, handovers, refurbishment and operational readiness.




- Ensure retailers comply with mall engineering, safety and operational guidelines.

7. Compliance & Documentation

- Ensure all facility activities comply with applicable statutory and safety requirements.
- Maintain licences, certificates, inspection reports, AMC documents and other facility records.
- Coordinate with relevant authorities, consultants and auditors whenever required.

8. Incident & Emergency Management

- Respond promptly to technical breakdowns, safety incidents and emergencies.
- Conduct root-cause analysis and implement corrective/preventive actions.
- Maintain incident reports and ensure timely escalation to mall management.

9. Reporting & MIS

- Prepare Daily/Weekly/Monthly Facility Reports.
- Track preventive maintenance, breakdowns, energy consumption, vendor performance and compliance.
- Present facility-related observations and action plans to Mall Management.

Candidate Profile
- Experience: 6–10 years in facility/engineering operations, preferably in shopping malls, commercial real estate, hotels, large commercial buildings or integrated facility management.
- Engineering/technical qualification preferred; Diploma/B.Tech/B.E. in Electrical, Mechanical or related discipline would be advantageous.
- Strong knowledge of HVAC, electrical, DG, fire-fighting, plumbing, lifts/escalators and building services.
- Experience in vendor and AMC management.
- Positive understanding of safety, statutory compliance and emergency response.
- Strong communication, coordination and problem-solving skills.
- Comfortable working in a high-footfall retail/mall environment and shifts.
