Capex Manager (Germany & UK Hotel Portfolio)

Location: Delhi NCR, India (Fixed Base)

Travel: Frequent travel to Germany & UK as required

About the Role

We are looking for a highly driven Capex Manager to lead capital expenditure planning and execution for our hotel portfolio across Germany and the UK. Based out of Delhi NCR, this role will be responsible for end-to-end project delivery, including property assessments, renovation management, MEP infrastructure upgrades, compliance management, budgeting, vendor coordination, and asset enhancement initiatives.

The ideal candidate should possess strong expertise in hospitality infrastructure, project management, engineering systems, capital planning, and stakeholder management, with the ability to drive projects remotely while coordinating with international teams and travelling as required.

Key Responsibilities-

Capital Planning & Budgeting

- Conduct Property Condition Assessments (PCA) across hotel assets.
- Develop annual and long-term (3-5 year) Capex plans.
- Prioritize projects based on:
- Life Safety
- Regulatory Compliance
- Asset Protection
- Guest Experience Enhancement
- Return on Investment (ROI)
- Prepare BOQs, project scopes, cost estimates, and investment justifications.
- Track project budgets, forecasts, and actual spending.
- Manage project variations and change orders with proper approvals.

Renovation & Refurbishment Management

- Deliver guestrooms, public area, façade, and FF&E; refurbishment projects.
- Ensure projects are completed on time, within budget, and with minimum disruption to hotel operations.




- Manage project schedules, site coordination, snagging, de-snagging, and handovers.
- Apply root-cause analysis and corrective actions to address quality and timeline deviations.

Technical Infrastructure & MEP Projects

- Lead upgrades and modernization of:
- Electrical Systems (LV/MV Distribution)
- HVAC Systems
- Heating Plants
- Elevators
- Fire Safety Systems
- Water & Wastewater Systems
- Building Management Systems (BMS)
- Partner with facilities teams to improve asset reliability.
- Drive energy efficiency initiatives and sustainability projects.

Vendor & Contractor Management

- Manage end-to-end tendering and contractor selection processes.
- Conduct technical and commercial evaluations.
- Negotiate contracts, monitor project progress, quality standards, and payment certifications.
- Manage relationships with contractors, consultants, MEP specialists, and service providers.

Compliance & Documentation

- Ensure compliance with local building, fire safety, workplace safety, and technical regulations.
- Manage permits, inspections, approvals, and statutory documentation.
- Maintain asset registers, warranties, certifications, and audit-ready records.

Reporting & Governance





- Maintain portfolio-wide Capex trackers and project dashboards.
- Provide regular MIS reports covering:
- Budget vs Actual Spend
- Milestone Tracking
- Risks & Mitigation Plans
- Cost Savings Opportunities
- Conduct post-project evaluations and ROI assessments.

Preferred Qualifications

Bachelor's Degree in Civil Engineering, Electrical Engineering, Mechanical Engineering, Architecture, Construction Management, or related field

4-10+ years of experience in:

- Hospitality Projects
- Hotel Renovations
- Engineering & Maintenance
- Capex Planning
- Infrastructure Development
- Facility Projects

Strong understanding of:
- MEP Systems
- Hotel Asset Management
- Project Budgeting
- Vendor Management
- Construction & Renovation Projects

Experience managing multiple projects across locations. Excellent stakeholder management and communication skills.

Willingness to travel internationally (Germany & UK).
