Role & responsibilities
. Quantity Surveying & Estimation
- Prepare detailed quantity take-offs and BOQs based on drawings, specifications, and project requirements.
- Review architectural, structural, MEP, and other relevant drawings to identify quantities and scope of work.
- Prepare cost estimates, rate analysis, and comparative statements.
- Verify quantities executed at site against approved drawings and BOQ.
- Maintain quantity records and measurement sheets for all major works.
- Identify discrepancies between drawings, BOQ, and actual site execution.
1. Contractor Billing & Certification
- Verify contractor/subcontractor bills based on actual work executed at site.
- Check measurements, supporting documents, work completion records, and approved rates before certification.
- Coordinate with site engineers, project teams, and contractors for measurement verification.
- Ensure bills are processed accurately and within agreed timelines.
- Track certified, paid, and outstanding contractor bills.
1. Contract Management
- Prepare, review, and administer work orders, subcontract agreements, and contracts.
- Ensure contracts clearly define scope of work, specifications, quantities, rates, timelines, payment terms, retention, penalties, and other commercial conditions.
- Monitor contractual obligations and deliverables.
- Maintain proper records of contracts, amendments, work orders, and supporting documents.
- Coordinate with the Legal, Purchase, Projects, and Finance teams on contractual matters.
1. Cost Control & Commercial Management
- Monitor project costs against approved budgets and identify cost overruns.
- Prepare project cost reports and commercial MIS.
- Track committed costs, actual costs, variations, and projected final costs.
- Conduct rate analysis and negotiate rates with contractors and vendors in coordination with the management/procurement team.
- Identify opportunities for cost optimization without compromising quality or project requirements.
1. Variation & Extra Item Management
- Identify and document variations, deviations, additional items, and omitted works.
- Prepare detailed variation statements with quantity and cost impact.
- Obtain necessary approvals before execution/payment of additional or extra items.
- Maintain a proper record of approved and pending variations.
1. Tendering & Procurement Support
- Prepare BOQs and tender documents for various construction packages.
- Obtain and analyze quotations from contractors.
- Prepare comparative statements and commercial evaluations.
- Assist in contractor selection and rate negotiations.
- Support the Purchase/Contracts team during finalization of work orders and agreements.
1. Project Coordination
- Coordinate closely with Project Managers, Site Engineers, Planning, Procurement, Finance, Legal, and contractors.
- Attend site meetings and commercial review meetings as required.
- Provide commercial inputs for project planning and execution.
- Ensure timely communication of commercial issues that may affect project cost or completion.
1. Documentation & Reporting
- Maintain updated records of BOQs, measurements, bills, contracts, work orders, variations, and payment certificates.
- Prepare weekly/monthly commercial reports.
- Maintain contractor-wise and package-wise cost trackers.
- Provide management with regular updates on project cost, billing, commitments, and variations.
Preferred candidate profile 8- 11 years experience in Real estate and Residential projects
