The Role: Own the Money Between PO, Model & Site

This is not a billing clerk role. This is a commercial engineering role responsible for ensuring that:

- Every PO line item is understood, costed and tracked for profit or loss
- Engineering designs toward the most profitable items and away from loss-makers
- BOQ quantity deviations are captured from the 3D model — not discovered at site
- Every deviation is signed off by the client before execution
- Operations receive drawings and BOMs they can build from without guesswork

You will be the person who turns a client PO into a line-by-line profit map, protects that margin through design, and hands operations a signed-off, quantity-true package. Key Responsibilities1. PO Understanding & Line-Item Profit & Loss
- Study every client PO / work order in depth — scope, BOQ, specifications, rates, payment terms, contract type (EPC lump-sum or item-rate) and variation clauses.
- Build a cost build-up for every BOQ line item: material, fabrication, labour, logistics, installation and overheads.
- Prepare a line-item P&L; comparing PO rate vs actual cost, and classify each item as profitable, marginal or loss-making.
- Maintain a live project margin sheet from PO award to closure.

1. Profit-Driven Inputs to Engineering

- Share the line-item profit map with the engineering and design team before design development.
- Recommend maximising the use of profitable items and minimising loss-making items — within the client’s specifications and contract.




- Propose value-engineering alternates (materials, sections, systems) with cost and margin impact.
- Flag commercial risks in design choices early, before they are locked into the model.

1. BOQ Quantity Deviation from the 3D Model

- Once the 3D model is complete, work with the BIM engineer to extract quantities from the model.
- Compare model quantities against PO/BOQ quantities, line by line.
- Prepare the BOQ deviation statement: excess items, saving items, extra items and non-tendered items, with rate analysis for new items.
- Back every deviation with model extracts, drawings and measurement sheets.

1. Detailed BOM for Every Line Item

- Create a detailed Bill of Materials for each BOQ line item from the 3D model — part numbers, sections, sizes, quantities, weights and wastage allowances.
- Link BOM to BOQ so every material in the factory traces back to a billable line item.
- Release the BOM as the baseline for procurement, production and Budget vs Actual (BvA) tracking.

1. Overall Project Profitability Analysis

- Re-run project P&L; after the deviation — original PO value vs revised value vs revised cost.
- Highlight margin gains and leakages with clear root causes (design, quantity, rate or scope).
- Present project profitability to management with recommendations before execution starts.

1. Client Sign-Off & Approval

- Submit the BOQ deviation statement to the client / PMC with full justification and supporting documents.
- Attend review meetings, answer queries and negotiate rates for extra and non-tendered items.
- Follow up until the deviation is formally signed off and approved (amended PO / approval letter).
- Maintain a variation register and ensure no deviation is executed without approval.

1. Handover to Operations

- Once the deviation is approved, conduct a handover meeting with the Operations team (factory and site).
- Walk them through the drawings, the BOM, approved quantities and the items that carry margin risk.




- Make sure operations understand quantity limits so actuals stay within the approved BOQ.
- Record meeting outcomes, open points and owners.

Required Skills & ExperienceTechnical & Commercial Skills
- Strong command of quantity surveying, rate analysis and BOQ preparation
- Ability to read and interpret client POs, contracts and variation clauses
- Working knowledge of measurement standards (IS 1200) and CPWD DSR / SOR-based rate analysis
- Comfortable extracting and checking quantities from 3D/BIM models (Revit, Tekla or Navisworks) alongside a BIM engineer
- Understanding of LGSF, PEB, precast or volumetric modular systems and their material build-up
- Advanced Excel — cost build-ups, P&L; sheets, deviation statements and BvA trackers
- Clear written and verbal communication for client negotiations and internal handovers

Experience
- 3–8 years in quantity surveying, billing, contracts or cost control in construction
- Prior experience in modular, precast, PEB or offsite manufacturing is strongly preferred
- Proven experience preparing BOQ deviation statements and getting them approved by clients or PMCs (e.g., government / PSU projects)

Education
- B.E./B.Tech in Civil Engineering, or Diploma in Civil Engineering with strong QS experience
- A QS / construction management certification is a plus
