- Project Director – Luxury Villas & Bungalows

- Direct Reports: Project Management, Construction Management and Interior Design Teams

Role Overview The Project Director will lead the complete lifecycle of luxury villa and bungalow projects, from planning and design coordination through construction, interiors, finishing and handover.

This is a highly hands on, site focused leadership role requiring extensive on ground presence, rapid problem solving and an uncompromising commitment to quality, aesthetics, functionality and timely delivery.

Key Responsibilities

Project Planning & Execution

- Lead all phases of luxury villa and bungalow projects.
- Coordinate design, construction, interiors, finishing and handover activities.
- Develop and manage detailed project plans, schedules and execution strategies.
- Conduct regular site visits, progress reviews,



snagging and finishing inspections.
- Resolve execution challenges promptly while maintaining luxury standards.
- Drive value engineering without compromising design quality or finishes.

Quality & Detailing

- Champion exceptional finishing, detailing and workmanship.
- Ensure structural, architectural and interior elements meet international luxury and hospitality standards.
- Collaborate effectively with consultants, vendors and contractors.
- Maintain high standards of functionality, durability and aesthetics.

Team Leadership

- Lead and integrate the Project Management, Construction Management and Interior Design teams.
- Set clear goals, establish accountability and drive delivery excellence.
- Mentor teams and provide hands on guidance in problem solving.
- Foster a culture of ownership, precision and uncompromising quality.

Financial & Contractual Oversight

- Oversee project budgets, billing and cost controls across civil, construction and interiors.
- Manage contract negotiations and fragmented supply chains.
- Mitigate risks, cost escalations and delays.
- Ensure financial discipline without compromising project outcomes.

Stakeholder Management

- Work closely with the COO, Central Planning, Analysis & Support Cell and leadership team.
- Ensure alignment between Sales, Architecture, Construction and Interior Design.




- Take ownership of on ground issues and resolve them decisively.

Candidate Profile

- Education & Experience
- Bachelor’s degree in Civil Engineering (B.E./B.Tech Civil) or equivalent.
- 15 years of experience in Project and Construction Management.
- Minimum 5 years of experience in luxury projects.
- Experience in luxury residential, villas, resorts, high end hotels or malls is strongly preferred.

Core Skills

- Strong technical and managerial expertise across project management, construction and interiors.
- Excellent problem solving and decision making abilities.
- Strong knowledge of construction finance, billing and contract negotiations.
- Excellent communication and stakeholder management skills.
- Willingness to travel extensively and maintain a strong site presence.
- Ability to manage complex, high value projects in fast paced environments.
