KEY RESPONSIBILITIES

A. DESIGN & BUILD (D&B;) PROJECTS

1. Design Development & Client Coordination

- Understand the client's brief, requirements, functional needs and design intent.
- Coordinate with the internal design team for development of the project design.
- Assist in developing concepts, layouts, material palettes, finishes and design details.
- Coordinate preparation of mood boards, material boards and design presentations.
- Present design concepts/mood boards to clients and coordinate feedback.
- Track and obtain client approvals on mood boards, layouts, materials, finishes and design concepts.
- Ensure approved design intent is translated accurately into construction drawings.

1. Shop Drawings & Construction Documentation

- Prepare, review and coordinate detailed shop drawings / working drawings for interior works.

- Coordinate shop drawings for

- Joinery and furniture

- Partitions

- False ceilings

- Flooring

- Wall finishes

- Doors

- Glazing

- Feature walls

- Reception counters

- Loose and fixed furniture

- Kitchen/pantry works

- Other interior elements
- Coordinate architectural, interior and MEP drawings to identify clashes.
- Ensure shop drawings are practical, technically feasible and aligned with site conditions.
- Coordinate drawing submissions with clients/consultants/PMC for approval.
- Track comments, revisions and resubmissions until final approval.
- Maintain proper drawing revision and document control.

1. Material & Finish Approvals

- Prepare and coordinate material and finish submissions.
- Coordinate samples, catalogues, mock-ups and technical data sheets.
- Obtain approvals for materials, finishes, hardware and accessories.
- Ensure approved materials are communicated to Procurement and Site teams.
- Maintain an updated Material Approval / Finish Schedule.

1. Site Execution & Design Coordination

- Ensure execution is carried out as per approved drawings, designs and specifications.
- Visit sites regularly and verify that design intent is being maintained.
- Resolve design and technical issues arising during execution.
- Coordinate with vendors and subcontractors on execution details.
- Review site conditions before finalising details.

- Coordinate design changes arising due to site constraints.
- Ensure changes are documented and approved before execution.

B. EXECUTION PROJECTS For projects where the design is provided by the client / architect / PMC, the Project Architect will be responsible for translating the approved design into executable site documentation and coordinating execution.

1. Drawing Review & Coordination





- Thoroughly review client/architect/consultant drawings before commencement of work.
- Identify discrepancies, missing details, coordination issues and constructability concerns.

- Prepare RFIs and technical queries wherever clarification is required.
- Coordinate with the client/consultant/PMC for timely resolution of design issues.
- Ensure the latest approved drawings are available with the site team.

1. Shop Drawing Coordination

- Coordinate preparation of shop drawings based on approved design drawings.
- Review vendor/subcontractor shop drawings before submission.

- Ensure shop drawings accurately reflect:

- Approved design

- Site measurements

- Material specifications

- Construction methodology

- MEP requirements
- Submit drawings for client/consultant approval.
- Track comments, revisions and final approvals.
- Ensure only approved/latest drawings are issued for execution.

1. Site Measurement & Technical Coordination

- Verify critical site dimensions before fabrication/execution.
- Coordinate with Site Engineers, Supervisors, Vendors and Subcontractors.
- Ensure fabricated items match approved drawings and actual site conditions.
- Identify potential clashes or execution issues before work begins.
- Coordinate with MEP teams for service requirements and openings.

1. Client / PMC / Consultant Coordination

- Attend site meetings and technical coordination meetings.
- Coordinate design clarifications with architects and consultants.
- Follow up on pending drawings, approvals and technical decisions.
- Maintain records of approved drawings, instructions and design changes.
- Communicate approved changes to the project execution team.

C. COMMON RESPONSIBILITIES ALL PROJECTS
1. Site Execution

- Monitor execution to ensure compliance with approved drawings and specifications.
- Conduct regular site inspections.
- Coordinate with Project Managers, Site Engineers and supervisors.
- Ensure proper sequencing of interior works.
- Monitor workmanship and identify deviations.
- Coordinate rectification of design/execution issues.

1. Mock-ups & Approvals

- Coordinate preparation of project mock-ups.
- Ensure mock-ups are executed as per approved design and specifications.
- Coordinate client/consultant inspections and approvals.




- Record approved mock-up details and ensure the same standard is maintained during execution.

1. Material Coordination

- Coordinate with Procurement regarding approved materials.
- Verify material samples against approved specifications.
- Ensure materials received at site match approved samples/specifications.
- Coordinate substitutions and alternatives with the relevant approval authority.

1. Variations & Design Changes

- Identify changes from the approved scope/design.
- Maintain records of client instructions and design changes.
- Coordinate with the QS team to assess the quantity and commercial impact of variations.
- Ensure additional/changed works are properly documented and approved.

1. Quality & Snagging

- Coordinate with QA/QC teams to ensure compliance with project standards.
- Identify quality issues related to architectural/interior works.
- Conduct snag inspections.
- Coordinate timely closure of snags.
- Assist in final inspection, completion and handover.

1. Documentation

Maintain and update:
- Drawing Register
- Shop Drawing Register
- Material Approval Register
- Mood Board / Design Approval Register
- RFI Register
- Mock-up Approval Register
- Client/Consultant Comments
- Design Change Register
- Site Instructions
- As-Built Drawing Requirements
- Snag List

QUALIFICATION &

EXPERIENCE

- B.Arch / Diploma in Architecture / equivalent qualification.
- 26 years of relevant experience in interior fit-out projects.
- Experience in commercial interiors, hospitality, healthcare, retail, corporate offices or high-end residential projects will be preferred.
- Candidates with experience in both D&B; and execution projects will be preferred.
- Strong hands-on experience in shop drawings and site execution is mandatory.

IDEAL CANDIDATE The ideal candidate should be a hands-on Project Architect with robust interior fit-out experience, who can work comfortably between design, documentation and site execution. The candidate should be capable of taking a project from:
