A.
Project
Execution:
- Take overall responsibility for the execution and performance of 5-6 projects.
- Monitor RCC, reinforcement, shuttering/formwork, concreting, masonry and other core & shell activities.
- Ensure planned floor cycles and project milestones are achieved. Review project-wise daily, weekly and monthly progress.
- Prepare and monitor catch-up/recovery plans for delayed projects. Identify and resolve bottlenecks related to manpower, materials, machinery, drawings, approvals and logistics.
- Ensure project execution is aligned with approved methodology and client requirements.
- Drive productivity improvement across all sites.
B. Planning &
- Monitoring:
- Review baseline schedules, construction programmes and monthly targets.
- Prepare a zone-level 3-month and 6-month execution plan.
- Conduct weekly review meetings with all four Project Heads Managers.
- Monitor planned vs. actual progress and identify deviations at an early stage.
- Review critical-path activities and ensure timely corrective actions.
- Coordinate with planning teams for recovery schedules and resource planning.
- Ensure all project teams maintain updated look-ahead plans.
C. Resource &
- Productivity Management:
- Balance resources between projects based on priority and project requirements.
- Identify resource requirements well in advance.
- Monitor manpower productivity and equipment utilization.
- Minimize idle manpower, equipment and material.
- Drive standardization of construction practices across the four sites.
D. Commercial, Billing &
- Cost Control:
- Take ownership of the commercial performance of all projects in coordination with the Commercial/Billing team.
- Ensure timely RA bill preparation, submission, measurement and certification.
- Monitor outstanding RA bills and ensure timely follow-up with clients/consultants.
- Review variations, VO, extra items and client instructions.
- Ensure proper documentation for additional/extra works.
- Monitor project cost, profitability and cost-to-complete.
- Control material wastage and avoidable expenditure.
- Review major commercial risks and escalate them to senior management.
- Coordinate with HO for payment, contractual and commercial matters.
E. Client &
- Consultant Management:
- Act as the senior company representative for the Thane Zone. Maintain regular communication with clients, PMC, consultants and other stakeholders.
- Attend major client/consultant meetings.
- Resolve escalated project issues and commercial/technical matters. Track all commitments made to clients and ensure timely closure. Develop a professional and long-term relationship with key clients. Escalate contractual and strategic matters to senior management when required.
F.
Quality
Assurance &
- Quality Control:
- Ensure compliance with company QA/QC systems and project-specific quality requirements.
- Review major NCRs, quality observations and recurring defects. Ensure corrective and preventive actions are implemented.
- Monitor concrete quality, RCC execution, dimensional accuracy and finishing standards.
- Drive common quality standards across all four projects.
- Coordinate with QA/QC teams for root-cause analysis and preventive measures.
- Promote right-first-time execution and reduce rework.
G. EHS / Safety Management:
- Ensure strict compliance with company EHS policies and statutory requirements.
- Review safety performance of all four projects.
- Personally intervene in critical safety matters.
- Monitor major safety observations, incidents and near misses.
- Ensure corrective actions are implemented within defined timelines. Drive a robust safety culture across all projects.
- Coordinate with EHS Heads/Managers to improve site safety systems and practices.
H. Procurement, P&M; &
- Logistics:
- Coordinate with Purchase, P&M;, Stores and Project teams to ensure uninterrupted material availability.
- Review long-lead and critical procurement requirements.
- Monitor timely procurement of steel, RMC, shuttering material and other critical resources.
- Resolve site access, logistics and material movement constraints. Ensure machinery and equipment are deployed according to project priorities.
- Monitor equipment breakdowns, utilisation and replacement requirements.
- Identify upcoming requirements and communicate them to HO well in advance.
I. Team Leadership &
- People Management:
- Lead and guide the four Project Heads/Project Managers.
- Set clear project-wise targets and KPIs.
- Conduct weekly performance reviews.
- Hold Project Heads accountable for committed targets and deliverables.
- Identify manpower gaps and recruitment requirements.
- Develop second-line leadership within the project teams.
- Coach and mentor Project Heads and senior engineers.
- Conduct periodic performance reviews and recommend corrective actions where required.
- Promote coordination between Execution, Planning, QA/QC, EHS, Commercial, Procurement and P&M; teams.
