Chennai

About UsWe are revolutionising construction through Modular Building Technology (MBT) — where factory-born precision meets the simplicity of LEGO-like in office assembly. Our mission is to create intuitive, resilient, scalable spaces built with the speed and clarity of a product, not a traditional project.

We operate with an Intense & Scrappy mindset, believe Scale is Magic, and live by the principle: Nothing is someone else’s problem. Every system we build, and every module we ship, is rooted in our MBT Focus: Make Something People Love.

The Role: Design MEP That Fits the Module, the Factory & the SiteThis is not a drafting role. This is an engineering role responsible for ensuring that:

- Every Electrical, Plumbing, HVAC and Fire Protection (FPS) system is backed by sound design calculations
- Designs comply with the applicable Indian codes and client specifications
- MEP services are integrated into modules in the factory, not chased through walls at site
- Module-to-module service connections are simple, standard and quick to install
- Designs are cost-effective, buildable and ready for procurement

You will be the person who turns building requirements into calculated, coordinated, factory-ready MEP designs. Key Responsibilities1.

Electrical

Design
- Prepare connected and demand load calculations, and size transformers, DG sets, UPS and panels.
- Carry out cable sizing (current capacity, voltage drop, short-circuit) and select protection devices (MCB, MCCB, RCCB/ELCB) with discrimination.
- Design lighting systems with lux-level calculations, and power and small-power layouts.
- Design earthing systems and lightning protection with risk assessment and calculations.
- Prepare single-line diagrams (SLDs), panel schedules, and raceway and conduit layouts.

2. Plumbing & • Public Health Design
- Calculate water demand, and size underground and overhead tanks and pumps.
- Size water supply pipes using fixture-unit methods and pressure/head-loss calculations.
- Design drainage and sewerage systems with pipe sizing, slopes and venting.
- Design stormwater drainage and rainwater harvesting systems.
- Size hot-water systems, STPs or septic tanks where the project requires them.

3. HVAC Design

- Carry out heat-load calculations (E-20 or software-based) for all conditioned spaces.
- Select equipment such as split, VRF/VRV, ductable and package units, along with ventilation and exhaust systems.
- Design ducts with sizing, static pressure calculations, and diffuser and grille selection.
- Size refrigerant and condensate drain piping.
- Calculate fresh-air and ventilation rates for kitchens, toilets, mess halls and other occupied spaces.

4.

Fire Protection

Systems (FPS) Design
- Classify occupancy and work out FPS requirements in line with NBC 2016 Part 4 and local fire authority norms.
- Design hydrant and sprinkler systems with hydraulic calculations, and size pumps (main, jockey, diesel).
- Size fire water storage tanks.
- Design fire detection and alarm systems with detector layouts and panel zoning.
- Plan portable extinguisher layouts and prepare fire NOC drawings where required.

5.

Modular

Integration &

• Coordination
- Design MEP routing for factory pre-installation inside wall panels, floors, ceilings and volumetric pods.
- Standardise module-to-module and module-to-site service connections (plug-and-play wherever possible).
- Coordinate with structural, architectural and BIM teams, and resolve clashes in the 3D model before factory release.
- Fix penetration and opening details with the structural team before production begins.

6. Documentation, BOQ & • Client Approvals
- Prepare design basis reports, calculation sheets, GFC drawings and equipment schedules.
- Prepare MEP quantities, BOQ inputs and technical specifications for procurement.
- Prepare technical submittals and vendor drawing reviews for client and PMC approvals (e.g., NBCC, CPWD).
- Support factory and site teams with RFIs, installation details, testing and commissioning checklists.

Required Skills & • ExperienceCodes &

- Standards

- NBC 2016 (Parts 4, 8 and 9), IS 732, IS 3043, IS 1172, IS 2065, IS 1742, IS 15105 and IS 2189
- ECBC, ISHRAE and ASHRAE guidelines, CPWD General Specifications for Electrical and E&M; works
- Working knowledge of TAC norms and local fire authority requirements

Software & • Tools
- AutoCAD (MEP layouts and schematics) — mandatory
- Revit MEP or a similar BIM tool for modelling and clash detection
- Calculation tools: DIALux / Relux (lighting), HAP or similar (heat load), Excel-based calculation sheets
- Navisworks for coordination (preferred)

Experience
- 3–7 years in MEP design for buildings, with hands-on design calculations across at least three of the four disciplines
- Experience in modular, prefab, PEB or factory-built construction is a strong advantage
- Experience with government / PSU projects and client technical approvals is preferred

Education
- B.E./B.Tech in Electrical or Mechanical Engineering
- An M.E./M.Tech in Building Services or HVAC, or a certification in MEP / fire engineering, is a plus

Mindset & • Personality
- Calculation-first: every pipe, cable, duct and pump size is backed by a number.
- Factory thinker: you design services to be installed once, in the factory, and connected in minutes at site.
- High agency: you resolve clashes in the model, not at site.
- “Nothing is someone else’s problem” — you own your system through approval, installation and commissioning.
- Clear communicator with clients, consultants, vendors and site teams.

Values Alignment (Mandatory)You must resonate deeply with our values:
- Scale is Magic
- Intense & Scrappy
- Make Something People Love
- Nothing is Someone Else’s Problem
- Think Like a Factory; Build Like LEGO

Why You’ll Love Working With Us
- High Impact Role: Your designs go straight into modules that ship across India.
- Multi-Discipline Exposure: Own Electrical, Plumbing, HVAC and FPS together — not one narrow slice.
- Cutting-Edge Environment: Work on BIM-driven, factory-built buildings for institutional and infrastructure clients.
- Growth: Grow into an MEP lead in India’s scaling modular industry.
