We are looking for an experienced Architect with strong hands-on exposure to redevelopment and open-land projects, specifically within the Kalyan-Dombivli (KDMC) market.
The candidate should have a solid understanding of local development regulations, FSI/TDR, project feasibility, statutory approvals and the practical execution of redevelopment projects.
Key Responsibilities
- Develop architectural concepts, layouts and designs for redevelopment and open-land projects.
- Evaluate and optimise development potential, FSI, TDR and permissible construction.
- Prepare feasibility layouts and concept plans for new development and redevelopment opportunities.
- Coordinate with KDMC and other relevant statutory authorities for approvals, permissions and NOCs.
- Prepare and manage documentation required for IOD, CC, OC and other statutory approvals, wherever applicable.
- Coordinate with structural, MEP, PMC, liaison and other consultants.
- Prepare working drawings, presentation drawings, 3D views and project presentations.
- Conduct site visits and coordinate design requirements with project and execution teams.
- Ensure designs comply with applicable DCPR and Maharashtra development regulations.
- Support the management in evaluating the architectural and development feasibility of new land and redevelopment opportunities.
- Maintain proper documentation and ensure timely closure of design and approval-related requirements.
Mandatory Requirements
- B.Arch / M.Arch from a recognised institution.
- Valid Council of Architecture (COA) registration.
- Prior hands-on experience in redevelopment projects – Mandatory.
- Experience working in the KDMC/Kalyan market – Mandatory.
- Experience in open-land development projects in Kalyan/KDMC – strongly preferred.
- Strong understanding of FSI, TDR, DCPR and development potential.
- Practical experience dealing with KDMC approval processes and local regulations.
- Strong knowledge of AutoCAD. Revit/SketchUp or similar tools will be an advantage.
- Good coordination and documentation skills.
Preferred Experience
- Experience with society redevelopment projects.
- Experience in open-land residential development.
- Experience in preparing feasibility studies and development layouts.
- Experience coordinating with KDMC officials/consultants/liaison teams.
- Understanding of the complete development cycle from land/redevelopment feasibility design approvals construction coordination.
