Job Summary

We are looking for an experienced Project Head – Real Estate with extensive experience in managing large-scale residential construction projects, particularly high-rise buildings executed using Mivan (aluminium formwork) construction technology.

The candidate will be responsible for end-to-end project management, including planning, construction execution, project scheduling, budgeting, resource planning, quality control, safety management, contractor coordination and timely project delivery. The ideal candidate must have strong technical expertise in Mivan shuttering, aluminium formwork systems, RCC construction, high-rise building execution and structural construction.

The candidate will lead project teams and coordinate with architects, structural consultants, MEP teams, contractors and senior management to ensure project completion within approved timelines, budgets and quality standards.

Key Responsibilities1. Project Planning & Execution

- Lead end-to-end execution of residential real estate and high-rise building projects.
- Develop project execution strategies, construction schedules, resource plans and milestone-based targets.
- Monitor project progress against approved timelines, budgets and construction plans.
- Ensure timely completion of structural, civil, finishing and associated construction activities.
- Identify project risks, execution challenges and bottlenecks and implement corrective measures.
- Coordinate with senior management on project status, progress, cost and critical issues.

2. Mivan / Aluminium Formwork Construction

- Lead and supervise Mivan formwork construction for high-rise residential buildings.
- Demonstrate hands-on knowledge of aluminium formwork systems, Mivan shuttering cycles, erection, alignment, levelling, plumbing, striking and reuse.
- Plan and optimize floor-cycle timelines to improve construction productivity.
- Coordinate reinforcement fixing, embedded services, electrical and plumbing provisions before concrete pouring.
- Ensure proper formwork installation, reinforcement inspection, concrete pouring, compaction and curing.
- Monitor concrete quality, dimensional accuracy, wall and slab alignment, surface finish and structural tolerances.
- Resolve technical issues related to formwork, reinforcement congestion, concrete placement and repetitive floor execution.
- Coordinate with aluminium formwork vendors, suppliers and subcontractors for efficient deployment and maintenance.
- Ensure proper handling, cleaning, stacking and reuse of aluminium formwork materials.
- Drive productivity improvements and minimize rework, material wastage and construction delays.

Construction & Structural Management

- Oversee RCC works, including foundations, columns, shear walls, beams, slabs, staircases and other structural elements.
- Ensure construction activities comply with approved architectural and structural drawings.
- Coordinate civil works, masonry, waterproofing, plastering and finishing activities.
- Review construction methodologies, work sequences and site execution plans.
- Ensure proper coordination between structural, architectural and MEP requirements.
- Monitor site productivity, manpower deployment, equipment utilization and material availability.

4. Project Scheduling & Cost Control

- Prepare and monitor project schedules, look-ahead plans and construction milestones.
- Track project progress using MS Project, Primavera P6 or equivalent project planning tools.
- Monitor project expenditure against approved budgets and identify cost-saving opportunities.
- Control construction costs, wastage, resource utilization and subcontractor productivity.
- Review contractor bills, work orders, quantity variations and additional work claims in coordination with relevant teams.
- Implement efficient construction practices and value-engineering initiatives.

5. Quality Assurance & Safety

- Ensure compliance with approved drawings, specifications, quality standards and applicable IS codes.
- Coordinate with QA/QC teams for inspections, material testing, concrete testing and quality documentation.
- Monitor concrete quality, formwork accuracy, reinforcement placement and structural workmanship.
- Ensure implementation of site safety procedures, work permits and construction safety standards.
- Conduct regular site inspections and project review meetings.
- Ensure timely closure of quality observations, defects and non-conformities.

6. Team & Stakeholder Management

- Lead Project Managers, Construction Managers, Site Engineers, Planning Engineers, QA/QC Engineers and subcontractors.
- Coordinate with architects, structural consultants, MEP consultants, vendors and contractors.
- Manage manpower planning, subcontractor allocation and interdepartmental coordination.
- Conduct regular progress review meetings and monitor team performance.
- Resolve site-level technical, operational and coordination issues.
- Prepare project progress reports and present updates to senior management.

7. Procurement & Material Management

- Coordinate with procurement teams to ensure timely availability of construction materials and equipment.
- Monitor consumption of reinforcement steel, concrete, aluminium formwork and other critical materials.
- Plan material requirements according to construction schedules.




- Coordinate vendor performance, delivery schedules and subcontractor requirements.
- Minimize material wastage and ensure efficient utilization of resources.

Qualification & Experience

- B.E. / B.Tech in Civil Engineering from a recognized institution.
- 15–20 years of overall experience in real estate and building construction.
- Mandatory hands-on experience in Mivan / aluminium formwork construction.
- Proven experience managing high-rise residential projects from foundation through structural execution, finishing and handover.
- Experience handling large project teams, multiple contractors, construction schedules and project budgets.
- Strong knowledge of RCC construction, concrete quality, formwork systems and high-rise execution methodologies.
- Excellent leadership, decision-making, coordination and problem-solving skills.

Preferred Candidate Profile

Candidates currently working as Project Head, Project Director, General Manager – Projects, Senior Project Manager, Construction Head or Project Manager – High-Rise Construction with proven Mivan construction experience are encouraged to apply.

Candidates with experience in large-scale residential towers, group housing, high-rise apartments and premium residential developments will be preferred.
