JOB DESCRIPTION Commercial Manager – Leasing, Legal & Facilities Company: IT World India Tech Private Limited​Location: Coimbatore​Experience: 5–8 Years​Department: Commercial / Administration​ Job Description We are looking for an experienced Commercial Manager to manage the Company's leasing, rental agreements, commercial contracts, insurance, real estate and mall-related activities across all locations. Key Responsibilities ∙Manage Leave & Licence Agreements, Lease Deeds, Rental Agreements and renewals for all Company locations. ∙Maintain a centralised tracker for agreement expiry dates, renewal dates, lock-in periods, rent escalation and security deposits. ∙Coordinate with landlords, mall managements, legal consultants and internal teams for execution and renewal of agreements. ∙Negotiate rent, escalation, deposits, lock-in periods, CAM charges, maintenance charges and other commercial terms with landlords and mall management. ∙Handle commercial and legal issues relating to stores, offices and other properties in coordination with the Company's legal advisors. ∙Liaise with mall management and property owners regarding operational, commercial and contractual matters. ∙Manage the Company's real estate portfolio, including new locations, relocation, closure and renewal of existing premises. ∙Support the business team in evaluating new locations and analysing rental and occupancy costs. ∙Ensure timely renewal of agreements and avoid business disruption due to expiry of leases/licences. ∙Maintain records of security deposits, advances, rent, CAM and other property- related payments. ∙Manage and coordinate insurance policies for the Company, including property, fire, burglary, assets, liability and other applicable insurance requirements. ∙Coordinate with insurance companies, brokers and surveyors for policy renewals and claims settlement. ∙Maintain a centralised register of all insurance policies, coverage, expiry dates and claims.



∙Coordinate with legal counsel on notices, disputes, contractual issues and other property-related legal matters. ∙Review commercial agreements and ensure that key commercial terms are properly documented before execution. ∙Coordinate with Finance and Accounts for rent, CAM, deposits, statutory deductions and other property-related payments. ∙Maintain MIS covering rent, lease commitments, renewals, deposits, insurance and property-related expenses. ∙Identify opportunities to reduce rental and occupancy costs through effective negotiation and contract management. Candidate Profile ∙Graduate in Commerce, Business Administration, Finance, Law or related discipline. ∙5–8 years of relevant experience in commercial, leasing, real estate, administration or contract management. ∙Strong experience in handling Lease / Leave & Licence / Rental Agreements. ∙Valuable negotiation skills, particularly with mall management and landlords. ∙Experience in managing multiple retail/commercial properties is preferred. ∙Working knowledge of commercial contracts and basic legal documentation. ∙Experience in insurance management and claims coordination. ∙Strong communication, negotiation, coordination and follow-up skills. ∙Good knowledge of MS Excel and MIS reporting. ∙Ability to independently manage multiple locations and deadlines. Key Result Areas (KRAs) 1.Timely renewal of all leases, Leave & Licence and rental agreements. 2.Effective negotiation and control of rent, CAM and other occupancy costs. 3.Zero business disruption due to expiry/non-renewal of agreements. 4.Proper management of property-related legal matters. 5.Timely renewal and adequate coverage of all Company insurance policies. 6.Effective coordination with mall management, landlords and legal advisors. 7.Proper control and documentation of security deposits and lease commitments. 8.Maintaining an updated property and commercial MIS. 9.Supporting expansion, relocation and closure of stores from a commercial/legal perspective.
