To aggressively expand the brand’s retail footprint across the East region through EBOs – COCO/COFO/FOFO

The role will be responsible for identifying high-potential markets, scouting and securing prime retail locations, driving commercial negotiations, evaluating project feasibility, and ensuring timely handover of projects for store development.

Key Responsibilities
1. Market Expansion & New Store Development
• Own the retail expansion roadmap for the East region.
• Identify Tier 1, Tier 2 and Tier 3 cities with high potential for fashion and lifestyle retail.
• Scout and identify prime retail locations across malls, high streets, and standalone formats.
• Conduct site visits and evaluate locations based on catchment, footfall, competition, rental benchmarks, and business potential.
• Lead end-to-end commercial discussions and deal closure for new retail locations.
• Negotiate lease terms, rentals, minimum guarantees (MG), revenue share, lock-in periods,



deposits, and other commercial terms.
• Coordinate with internal stakeholders for feasibility, approvals, and commercial closure.
• Ensure identified locations meet the brand’s expansion and profitability benchmarks.
• Target: Drive planned new EBO/Franchise store additions across the assigned region.

2. Commercial & Feasibility Analysis
• Prepare location-wise P&L;, ROI, IRR, payback and feasibility models for current stores.
• Evaluate rental, CAM, deposits, revenue share, MG, fit-out costs, and other commercial parameters.
• Analyse market potential, catchment profile, customer demographics, competition, footfall, and sales potential.
• Work closely with Finance and Legal teams to finalize commercial terms, agreements, and project budgets.
• Ensure all commercial proposals are aligned with business profitability and expansion strategy.
