Job Description: Manager, Real Estate Debt Syndication / Fund Raise

About the Role
We are looking for a Manager of Real Estate sector debt syndication who will lead Real Estate debt syndication, project appraisal, and funding for our Real Estate client Companies.
•⁠ ⁠Department: Debt Syndication
•⁠ ⁠Location: Delhi NCR
•⁠ ⁠Experience: 5-10 years in real estate finance
•⁠ ⁠Employment type: Full-time
Key Responsibilities
Project feasibility and investment appraisal
•⁠ ⁠Build and maintain financial models for land acquisitions, joint development agreements (JDAs), and new launches, covering IRR, NPV, equity multiple, and payback period.
•⁠ ⁠Run sensitivity and scenario analysis on land cost, construction cost, sales velocity, and pricing.
•⁠ ⁠Prepare investment memos to support go/no-go decisions.
Funding and capital structuring
•⁠ ⁠Raise and manage project finance, construction finance, lease rental discounting (LRD), and working capital facilities from banks, NBFCs, and funds.
•⁠ ⁠Coordinate with lenders on due diligence, sanction terms, drawdowns, and covenant compliance.




•⁠ ⁠Evaluate structured financing, private equity, and fund-based investment options.
Qualifications and Experience
• Commerce background with experience in Real Estate loan syndication, or an equivalent qualification
•⁠ ⁠5-10 years of experience in real estate debt syndication / Loans /finance or worked with a Bank/NBFC with a real estate lending desk
•⁠ ⁠Hands-on experience with project finance, construction finance, or real estate fund structures
Skills Required
Technical
•⁠ ⁠Advanced Excel financial modelling (DCF, waterfall, debt scheduling)
•⁠ ⁠Robust knowledge of RERA, Ind AS 115, GST on real estate, and JDA/land structures

Behavioural
•⁠ ⁠Strong analytical and commercial judgement
•⁠ ⁠Clear communication with senior management, lenders, and cross-functional teams
•⁠ ⁠Ability to manage multiple projects and tight deadlines
Good to have
•⁠ ⁠Experience with REITs, InvITs, or real estate priv
