The GM will lead Project Managers, who oversee day-to-day site execution, and ensure accurate use of project tracking, progress reporting, quality and safety systems.

1. Entire Project Control

- Lead projects end to end, from concept, feasibility and pre-construction through execution, commissioning and handover.

- Coordinate architects, structural, MEP, QS and other consultants; manage design reviews, decisions and closure timelines.

- Develop baseline schedules, milestones, resource plans and construction methodologies using MS Project/RDash.

- Review drawings, BOQs, budgets, tender packages, procurement plans and critical-path activities before execution.

- Monitor progress against milestones, identify delays, enforce recovery plans and resolve resource conflicts across sites.

- Oversee snagging, testing, commissioning, defect rectification and documentation for handover.

- Coordinate handovers with Sales, After-Sales, consultants, customers and facility teams; implement lessons learned.

2. Budget, Cost & Contract Control

- Prepare annual budgets, cost plans and forecasts with Finance; track committed, actual and projected costs.

- Review tenders, BOQs, rate analysis, variations and contractor bills.

- Monitor cash flow, cost-to-complete and cost per sq. ft.; justify and escalate budget variances to the Executive Director.

- Drive value engineering without compromising safety, quality, structural integrity or functionality.

- Ensure documented approvals for scope changes, variations and bill certification within defined authority limits.

3. Procurement & Contractor Management

- Develop procurement plans and source vendors aligned with project schedules, budgets and quality standards.

- Support technical and commercial evaluation of contractors and vendors.

- Establish performance standards for quality, productivity, safety and timelines.

- Ensure timely availability of materials, equipment and specialist services; monitor consumption and wastage.

- Resolve contractual and execution issues and escalate significant risks to the Executive Director.

4. Quality, Safety & Statutory Compliance

- Establish quality plans, inspection procedures and stage-wise hold points.

- Ensure compliance with approved drawings, specifications, National Building Code, RERA, applicable Karnataka/local regulations and labour/BOCW requirements.

- Implement site safety systems, including risk assessments, inductions, PPE and incident reporting.

- Coordinate statutory approvals, building permissions, fire-safety requirements and inspections with qualified professionals and Legal/Liaison teams.

- Track and close snags, defects, non-conformances and audit observations through documented corrective actions; maintain site housekeeping standards.

5. MIS, Reporting & Systems

- Conduct weekly project reviews and publish monthly management dashboards covering schedule, cost, quality,

safety and risks.

- Standardise planning, progress tracking, cost reporting, risk management and construction SOPs.

- Ensure accurate and timely use of RDash and Zoho Projects, reconciling system data with actual site progress.

- Maintain audit-ready drawings, work orders, GRNs, quality and safety records.

6. Team Leadership & Conduct

- Lead and mentor Project Managers and, through them, Site Engineers and Supervisors.

- Define reporting lines, responsibilities, decision authority and escalation protocols.

- Cascade KRAs to Project Managers, review performance monthly and recommend evidence-based promotions.

- Strengthen team capabilities through training and maintain employee attrition below 5%.
