Primary responsibilities:

Zones to be handled - KN, AP, TS, MH & Goa

Market planning and city strategy
• Map Tier 2, 3 and 4 towns across the three states; assess catchment, footfall, competition and high-street versus mall options.
• Recommend target cities and micro-markets in line with the cluster-based expansion approach, choosing depth in a few clusters over thin spread.
• Track competitor openings, closures and rental trends, and share a monthly market-intelligence note with the BD Head.

Site sourcing and evaluation
• Generate site leads from all inflow channels: brokers, landlords, website proposals, social media, walk-ins and references.
• Build and manage a structured region-level broker network in each state.
• Conduct site visits and prepare complete site-evaluation proposals (location, visibility, access, parking, frontage, building condition) on the Site Evaluation App.
• Present proposals to the approval committee with a explicit recommendation and risk view.

Negotiation and deal closure
• Negotiate rent, escalation, lock-in, rent-free period,



landlord scope of work and other commercial terms.
• Drive term sheets to signed lease or leave-and-licence agreements, working with Legal on documentation.
• Push for standard store sizes and specifications to reduce project complexity.

Due diligence and compliance
• Coordinate title, zoning, building-plan, fire and occupancy-certificate checks with Legal and local liaison partners.
• Ensure statutory approvals and state-specific requirements are in place before handover.

Handover and cross-functional coordination
• Hand over signed sites to Projects with complete documents and landlord commitments; follow up until fit-out starts.
• Work closely with Projects, Legal, Finance, Zonal Operations and the Unlimited business team on timelines and site readiness.

Portfolio and landlord relationships
• Act as the single point of contact for landlords in the zone on renewals, rent renegotiation, relocation and closur
