Position Overview The Techno-Commercial Buyer – MEPF / HVAC is responsible for end-to-end procurement and techno-commercial management of HVAC and related MEPF packages across projects. The role includes procurement planning, vendor development, technical and commercial bid evaluation, contract finalization, cost optimization, and coordination with internal stakeholders to ensure timely, compliant, and value-driven procurement outcomes. This position requires a strong understanding of HVAC systems, commercial acumen, contract administration, and supplier relationship management.

Key Responsibilities

- Develop and implement procurement strategies for HVAC and MEPF systems across assigned projects.
- Prepare procurement plans, package-wise schedules, and sourcing roadmaps aligned with project timelines.
- Lead tendering, RFQ/RFP processes, bid comparisons, techno-commercial evaluations, and recommendation notes.
- Evaluate technical proposals with respect to system design, specifications, compliance requirements, and project needs.
- Negotiate pricing, delivery terms, payment terms, warranties, LD clauses, and commercial conditions with vendors and subcontractors.
- Prepare and administer purchase orders, subcontract agreements, service contracts, and amendment documentation.
- Drive cost optimization through alternate sourcing, value engineering, standardization, and commercial benchmarking.
- Conduct life-cycle cost analysis / total cost of ownership reviews for major HVAC systems to support long-term value decisions.
- Identify, assess, and develop OEMs, vendors, and specialized service providers for HVAC and related MEPF categories.
- Coordinate with design, project execution, planning, QA/QC, finance, and commercial teams for approvals, delivery priorities, and site requirements.




- Ensure timely availability of materials and services in line with project milestones and installation sequences.
- Monitor supplier performance on cost, quality, lead time, technical compliance, and service support; drive corrective actions where needed.
- Maintain procurement records including technical approvals, contracts, correspondence, vendor databases, and supporting commercial documentation.
- Track market trends, recent technologies, energy-efficient solutions, and commodity movements to improve procurement decisions.
- Ensure compliance with company procurement policies, contractual requirements, technical specifications, and applicable HVAC/MEPF standards.

Candidate Profile

- Bachelor’s Degree in Mechanical Engineering or Electrical Engineering.
- Preferred: MBA / PGDM in Supply Chain, Operations, Procurement Management, or related discipline.
- 8–10 years of relevant experience in techno-commercial procurement of HVAC / MEPF systems.
- Experience in high-rise, institutional, healthcare, or corporate building projects preferred.
- Strong exposure to HVAC equipment and systems such as chillers, VRF/VRV, AHUs, FCUs, ventilation systems, pumps, ducting, controls, and related packages.
- Familiarity with contract management, techno-commercial negotiations, and vendor development in project procurement environments.

- Enhance procurement planning accuracy and on-time material availability for projects.
- Strengthen contract compliance, documentation quality, and supplier performance monitoring.
- Support standardization and value engineering initiatives across projects.

Preferred Industry Experience Candidates with experience in healthcare facilities, building construction, high-rise developments, institutional projects, corporate buildings, or large infrastructure projects involving MEPF and HVAC packages will be preferred.

Preferred Additional Requirements

- Working knowledge of procurement ERP (i.e. SAP/ ARIBA)/ commercial systems and Microsoft Office tools.
- Ability to interpret technical submittals, BOQs, specifications, and contractual terms.
- Solid communication and negotiation capability with internal and external stakeholders.
- Experience in supplier evaluation frameworks, KPI tracking, and procurement governance practices.
