About the Role:

We are looking for an experienced Land Acquisition Manager to lead the identification, evaluation, and shortlisting of land parcels for hospital expansion and residential real estate development. The role requires strong relationships with farmers, landowners, land brokers, and property aggregators, along with expertise in site assessment, land valuation, regulatory feasibility, and acquisition coordination.

Key Responsibilities:

- Identify and evaluate land parcels in Dehradun for hospital projects (1-3 acres) and residential developments (1-12 acres).
- Build and maintain relationships with farmers, landowners, institutional land brokers, and aggregators.
- Conduct preliminary site assessments covering accessibility, infrastructure connectivity, market valuation, agricultural classification, and zoning compatibility.
- Assess preliminary feasibility for land conversion, environmental clearances, and regulatory approvals.
- Prepare shortlisted property documentation,



including site photographs, location maps, ownership structure, preliminary valuation, and acquisition feasibility reports.
- Coordinate with external legal counsel for title verification and legal due diligence once properties are shortlisted.
- Deliver 1-5 qualified land parcels per month to the Managing Director for review and approval.
- Monitor land market trends, competitor acquisitions, and regulatory changes affecting land transactions in Uttarakhand.

Candidate Profile:

- 3-10 years of hands-on experience in land acquisition, land sourcing, real estate sourcing, or property development.
- Proven experience identifying and shortlisting land parcels.
- Prior experience in Dehradun or Uttarakhand is highly preferred.
- Solid network of farmers, landowners, land brokers, and property aggregators.
- Working knowledge of land laws, agricultural land classification, and land conversion processes.
- Familiarity with environmental clearance requirements and regulatory compliance for commercial or hospital projects.
- Strong negotiation, relationship management, documentation, and reporting skills.
- Ability to work with maps, conduct site assessments, and prepare preliminary financial feasibility evaluations.
