Purpose/Objective

To lead and oversee the end-to-end management, operations, maintenance, administration, and stakeholder engagement of large-scale integrated townships developed by Adani Realty.

The role is responsible for ensuring seamless township operations, superior resident experience, asset preservation, service excellence, regulatory compliance, financial performance, and sustainable community development while driving operational efficiency across all township facilities and infrastructure.

Key Responsibilities of Role

Township Operations Leadership - Lead overall township operations, ensuring smooth functioning of residential, commercial, recreational, and common area facilities.

- Develop operational strategies aligned with township objectives and customer experience standards.
- Ensure delivery of world-class facility management services across the township.
- Establish governance mechanisms and operational controls for productive township management.

Facility Management & Infrastructure Operations - Oversee maintenance and operation of civil infrastructure, utilities, roads, landscaping, street lighting, water systems, sewage treatment plants (STP), electrical networks, and common amenities.

- Ensure preventive and predictive maintenance programs are implemented across all township assets.
- Monitor asset performance and lifecycle management initiatives.
- Drive operational reliability and service continuity across the development.

Resident & Community Management - Build strong relationships with residents, resident welfare associations, and community stakeholders.

- Ensure effective grievance redressal and customer service management.
- Drive community engagement initiatives and township programs to enhance resident satisfaction.
- Monitor service standards and customer experience metrics.

Financial & Budget Management - Develop annual operating budgets and monitor expenditure against approved plans.

- Optimize operating costs while maintaining service quality standards.
- Monitor service contracts, AMC expenses, utility costs,



and operational budgets.
- Drive cost optimization and efficiency improvement initiatives.

Vendor & Contract Management - Oversee facility management contractors, service providers, and utility partners.

- Evaluate contractor performance against defined service levels and KPIs.
- Lead commercial reviews, contract negotiations, and vendor governance activities.
- Ensure timely renewal and compliance of service agreements and contracts.

Safety, Security & Compliance - Ensure implementation of safety, security, emergency preparedness, and business continuity plans.

- Oversee security operations, access control, surveillance systems, and emergency response mechanisms.
- Ensure compliance with statutory regulations, environmental requirements, and township governance norms.
- Coordinate audits, inspections, and compliance reviews.

Sustainability & Environmental Management - Drive sustainability initiatives related to energy conservation, waste management, water optimization, and green township practices.

- Monitor environmental performance and compliance.
- Identify and implement smart township and digital infrastructure initiatives.
- Support ESG and sustainability goals of the organization.

Stakeholder & Government Liaison - Coordinate with local authorities, government bodies, utility agencies, and regulatory institutions.

- Facilitate regulatory approvals, utility support, and statutory compliance matters.
- Maintain positive relationships with external stakeholders and community organizations.
- Represent the township in external forums, regulatory discussions, and community meetings.

MIS,



Reporting & Governance - Develop township performance dashboards and operational MIS reports.

- Monitor key operational, financial, and customer service indicators.
- Provide periodic updates and strategic recommendations to senior management.
- Ensure adherence to corporate governance and facility management standards.

Team Leadership & Capability Building - Lead multidisciplinary teams including facility management, administration, engineering, security, housekeeping, landscaping, customer service, and community management personnel.

- Drive workforce engagement, capability development, and performance excellence.
- Establish succession planning and talent development initiatives.
- Foster a culture of accountability, service excellence, and continuous improvement.

Qualifications and Experience

Educational Qualifications - Bachelor's Degree in Engineering, Facility Management, Operations Management, Business Administration, or related discipline.

- MBA / PGDM in Operations, Facility Management, Infrastructure Management, Real Estate Management, or Business Administration preferred.
- Certifications in Facility Management, Property Management, Asset Management, Sustainability, or Project Management will be an added advantage.

Experience - 18–22 years of experience in Township Management, Facility Management, Property Management, Infrastructure Operations, Hospitality Operations, or Administration.

- Minimum 8–10 years of leadership experience managing large residential townships, integrated developments, commercial assets, or mixed-use communities.
- Experience in handling large-scale real estate developments with multiple stakeholders and service functions.
- Strong exposure to infrastructure management, resident services, operations governance, and community management.
