Purpose/Objective

The Project Manager is responsible for leading and managing end-to-end execution of real estate projects, ensuring delivery within approved timelines, budgets, quality standards, safety requirements, and regulatory guidelines.

The role drives coordination among internal teams, consultants, contractors, and stakeholders to ensure successful project completion and customer satisfaction.

Key Responsibilities of Role

Project Planning & Execution - Lead end-to-end execution of residential, commercial, mixed-use, or township projects from mobilization to handover.

- Develop and monitor project execution plans, construction schedules, and resource allocation plans.
- Ensure timely achievement of project milestones in line with approved business objectives.
- Drive project progress while maintaining quality, safety, and cost targets.

Construction Management - Oversee site construction activities including civil, structural, finishing, landscaping, and infrastructure works.

- Monitor contractor and vendor performance to ensure adherence to project specifications and timelines.
- Ensure productive deployment of manpower, equipment, and construction resources.
- Resolve site-level engineering and execution challenges proactively.

Budget & Cost Control - Monitor project budgets and control construction costs.

- Review project expenditures, variations, and claims to ensure budget adherence.
- Collaborate with QS & Billing, Procurement, and Finance teams for cost optimization.
- Ensure timely certification and validation of contractor bills.





Stakeholder Coordination - Coordinate with Design, MEP, Procurement, Contracts, QA/QC, Safety, and CRM teams for seamless execution.

- Liaise with architects, consultants, contractors, authorities, and external stakeholders.
- Conduct regular project review meetings and provide updates to senior management.

Quality Management - Ensure implementation of quality assurance and quality control procedures across project activities.

- Monitor compliance with approved drawings, specifications, and construction standards.
- Drive defect-free delivery and maintain high-quality construction benchmarks.
- Facilitate inspections, audits, and closure of quality observations.

Safety & Compliance - Ensure compliance with EHS policies and statutory safety requirements.

- Promote a strong safety culture across project sites.
- Monitor implementation of safety plans, risk assessments, and mitigation measures.
- Ensure compliance with local regulations, approvals, and project governance requirements.

Project Monitoring & Reporting - Track project progress against approved schedules and budgets.

- Prepare MIS reports, dashboards, risk registers, and project status reports.
- Identify project risks and implement mitigation strategies.




- Escalate critical issues and recommend corrective actions.

Handover & Project Closure - Lead project completion, testing, commissioning, and handover activities.

- Ensure timely closure of snag lists and punch-point items.
- Coordinate with CRM and Facility Management teams during possession and handover.
- Ensure proper documentation and project closure records.

Team Leadership - Lead and mentor project teams, engineers, and site managers.

- Foster a culture of accountability, collaboration, and performance excellence.
- Drive capability building and succession planning within the project team.

Qualifications and Experience

Educational Qualification - Bachelor's Degree in Civil Engineering.

- Master's Degree / MBA in Construction Management, Project Management, or related field will be preferred.

Experience - 12-18 years of experience in project execution and construction management within the real estate industry.

- Proven experience in managing large-scale residential, commercial, hospitality, mixed-use, or township developments.
- Strong exposure to end-to-end project execution, stakeholder management, contracts, budgeting, quality, and safety functions.
- Experience in handling multiple contractors, consultants, and cross-functional teams.
