Your mandate is clear
- Close all tickets within defined TAT with complete resolution
- Maintain uptime of all critical systems
- Execute preventive maintenance consistently
- Reduce vendor dependency through strong technical ownership
- Maintain discipline in material usage and tracking
This is not a technician role. This is a property uptime ownership role.

- Close all assigned repair and maintenance tickets within defined TAT
- Prioritize critical issues related to:
- Power
- Water
- Safety
- Handle multiple tickets across properties efficiently
- Ensure issues are resolved completely, not temporarily
- Maintain both closure speed and quality
2. Preventive & Corrective Maintenance
- Execute preventive maintenance schedules without misses
- Conduct regular inspections of electrical, plumbing, and utility systems
- Handle breakdown maintenance effectively
- Maintain preventive and corrective maintenance checklists properly
- Reduce repeat failures through proactive maintenance
3. Technical Ownership & Problem Solving
- Resolve electrical issues:
- Wiring
- DBs
- Lighting systems
- Handle plumbing issues
- Leakages
- Drainage
- Pumps
- Troubleshoot basic HVAC and appliance issues
- Diagnose problems accurately before escalation
- Solve maximum issues internally without vendor dependency
4. Material Control & Inventory Discipline
- Track material usage accurately
- Maintain visibility of in-house inventory and spare stock
- Prevent material wastage and misuse
- Coordinate with warehouse and procurement teams
- Ensure availability of required tools and spares
5. Property Systems & Asset Reliability
- Maintain uptime of all critical property systems
- Support DG checks and basic maintenance activities
- Handle minor carpentry and repair work where required
- Ensure common areas remain functional and safe
- Prevent unnecessary downtime across properties
6. Resident Interaction & Professional Conduct
- Interact politely and professionally with residents
- Handle complaints with urgency and clarity
- Ensure minimum disruption during repairs
- Maintain professional behavior while working on-site
- Build resident confidence through responsiveness and follow-through

- High on-time ticket closure rate across properties
- Significant reduction in repeat maintenance issues
