Purpose/Objective

To provide strategic leadership for the Project Planning & Control function across Adani Realty's project portfolio, ensuring robust planning, governance, scheduling, monitoring, risk management, and performance control throughout the project lifecycle.

The role is responsible for driving timely project delivery, enhancing predictability of execution, optimizing resource utilization, strengthening project controls, and enabling informed decision-making through data-driven insights and governance frameworks.

Key Responsibilities of Role

Strategic Project Planning & Governance - Define and implement project planning and control strategies aligned with organizational goals and business objectives.

- Establish project governance frameworks, planning standards, reporting protocols, and control mechanisms across all projects.
- Ensure standardization of planning processes, project controls methodologies, and performance management systems.
- Drive effective portfolio-wide project monitoring and governance.

Portfolio Planning & Scheduling - Oversee development and maintenance of integrated master schedules for residential, commercial, mixed-use, hospitality, and township developments.

- Establish project baselines, milestone schedules, resource plans, and execution roadmaps.
- Ensure alignment between design, procurement, construction, commissioning, and handover schedules.
- Monitor critical paths and develop recovery strategies to address schedule risks.

Project Controls & Performance Management - Lead project performance monitoring through schedule control, productivity analysis, progress measurement, and variance management.

- Establish project control systems for tracking cost, schedule, resources, and execution performance.
- Ensure timely identification of project deviations and implementation of corrective actions.
- Drive performance accountability across project teams and stakeholders.

Portfolio Monitoring & Reporting - Provide executive-level visibility into project health, milestones, risks, budget performance, and execution status.

- Develop portfolio dashboards, management reports, KPIs, and business intelligence solutions.




- Present project performance reviews and strategic recommendations to executive leadership.
- Ensure accurate forecasting and reporting to support business planning.

Risk Management & Recovery Planning - Develop enterprise-level project risk management frameworks.

- Identify schedule, resource, commercial, contractual, regulatory, and execution risks across projects.
- Lead formulation and implementation of mitigation and recovery plans.
- Monitor critical project issues and drive timely escalation and resolution.

Resource & Productivity Management - Oversee resource planning and optimization across projects.

- Monitor manpower deployment, contractor productivity, equipment utilization, and construction performance.
- Identify productivity improvement opportunities and implement best practices.
- Ensure efficient allocation of resources based on business priorities.

Cost & Schedule Integration - Coordinate with Commercial, Contracts, Finance, Procurement, and Project teams to align planning with financial objectives.

- Monitor project commitments, cash flows, and budget implications arising from schedule changes.
- Support earned value management and project performance analysis.
- Provide strategic inputs on project profitability and execution efficiency.

Digital Transformation & Innovation - Drive implementation of advanced project management systems and digital planning tools.

- Promote utilization of BIM, PMIS, analytics platforms, and digital dashboards.
- Lead automation initiatives for planning, monitoring, and reporting processes.
- Benchmark industry best practices and implement continuous improvements in project controls.

Stakeholder Management - Collaborate with Business Heads, Project Directors, Functional Leaders, Consultants, Contractors, and External Stakeholders.

- Facilitate alignment between strategic business objectives and project execution plans.




- Provide proactive support to leadership on project planning and execution challenges.
- Drive effective communication and decision-making across all project stakeholders.

Quality, Compliance & Governance - Ensure compliance with organizational controls, project management standards, and governance requirements.

- Support project audits, reviews, and assurance programs.
- Maintain accuracy and integrity of project schedules, records, and reporting mechanisms.
- Promote a culture of accountability, transparency, and operational excellence.

Leadership & Capability Development - Lead and mentor project planning and controls teams across multiple projects and locations.

- Develop high-performing teams through coaching, competency building, and succession planning.
- Drive knowledge-sharing and adoption of project management best practices.
- Foster a performance-driven culture focused on execution excellence and continuous improvement.

Qualifications and Experience

Educational Qualifications - Bachelor's Degree in Civil Engineering.

- Master's Degree/MBA in Construction Management, Project Management, Operations Management, or Business Administration preferred.
- Skilled certifications such as PMP, PMI-SP, PSP (Planning & Scheduling Professional), PRINCE2, RICS, or equivalent will be an added advantage.

Experience - 18–22 years of experience in Project Planning, Project Controls, Program Management, PMO, or Large-Scale Project Execution.

- Minimum 8–10 years of leadership experience managing planning and controls functions.
- Extensive experience in real estate development, construction, infrastructure, mixed-use developments, integrated townships, commercial projects, and hospitality developments.
- Proven track record of managing large and complex project portfolios from planning through completion.
- Strong experience in project governance, portfolio management, risk management, scheduling, project controls, and executive reporting.
