Purpose/Objective

To lead and manage end-to-end facility operations across residential, commercial, mixed-use, and township developments, ensuring optimum performance of building systems, infrastructure, utilities, and support services.

The role is responsible for operational excellence, asset preservation, customer satisfaction, vendor management, statutory compliance, sustainability initiatives, and efficient delivery of integrated facility management services.

Key Responsibilities of Role

Facility Operations Management - Lead day-to-day facility operations and maintenance activities across assigned assets and developments.

- Ensure uninterrupted functioning of building services, utilities, common areas, and infrastructure.
- Develop and implement preventive, predictive, and corrective maintenance programs.
- Drive operational excellence through standard operating procedures and service quality standards.

Engineering & Utility Management - Oversee operation and maintenance of electrical, HVAC, plumbing, firefighting, STP/WTP, DG sets, lifts, BMS, and other critical systems.

- Monitor utility consumption and implement optimization initiatives.
- Ensure system reliability, uptime, and operational efficiency of all engineering assets.
- Review asset lifecycle requirements and capital replacement planning.

Customer Experience & Service Delivery - Ensure high standards of customer service for residents, tenants, occupants, and stakeholders.

- Monitor complaint management and grievance resolution processes.
- Drive customer satisfaction initiatives and continuous improvement programs.
- Establish service-level agreements and track performance against defined KPIs.

Vendor & Contract Management - Manage Integrated Facility Management (IFM) service providers, contractors, and vendors.

- Evaluate vendor performance and ensure adherence to service standards and contractual obligations.
- Review annual maintenance contracts (AMCs), service agreements, and vendor payments.
- Drive vendor productivity, cost optimization, and operational efficiency.





Budgeting & Cost Control - Prepare annual operating budgets for facility operations and maintenance.

- Monitor expenditure against approved budgets and identify cost-saving opportunities.
- Control utility expenses, maintenance costs, and operational spending.
- Support financial planning and forecasting activities.

Safety, Security & Compliance - Ensure compliance with statutory, safety, fire, environmental, and regulatory requirements.

- Oversee implementation of emergency preparedness and business continuity plans.
- Ensure periodic inspections, audits, risk assessments, and compliance reviews.
- Coordinate with EHS teams for implementation of secure operating practices.

Sustainability & Energy Management - Drive sustainability initiatives including energy conservation, waste management, water conservation, and green building operations.

- Monitor environmental performance and utility efficiency metrics.
- Implement smart facility management practices and digital monitoring solutions.
- Support organizational ESG and sustainability objectives.

Asset Management & Continuous Improvement - Develop asset maintenance strategies to maximize operational life and minimize downtime.

- Monitor asset performance and maintenance effectiveness.
- Drive process automation and digitalization initiatives within facility operations.
- Benchmark facility management practices against industry standards.

MIS & Reporting - Prepare operational dashboards, maintenance reports, cost reports, and performance reviews.

- Monitor KPIs related to uptime, response times, customer satisfaction, and maintenance efficiency.
- Present facility performance updates and recommendations to senior management.




- Ensure accurate documentation and operational records management.

Stakeholder Management - Collaborate with Projects, Engineering, Finance, Procurement, EHS, Security, and Administration teams.

- Liaise with residents, tenants, service providers, utility agencies, and regulatory authorities.
- Support business leadership in achieving operational and customer service objectives.
- Manage stakeholder expectations and ensure smooth facility operations.

Team Leadership - Lead facility management teams including engineering, maintenance, housekeeping, security, landscaping, and support staff.

- Establish performance goals and development plans for team members.
- Drive workforce productivity, capability building, and succession planning.
- Promote a culture of service excellence, accountability, and continuous improvement.

Qualifications and Experience

Educational Qualifications - Bachelor's Degree in Mechanical Engineering, Electrical Engineering, Civil Engineering, Facilities Management, or related discipline.

- MBA / PGDM in Operations Management, Facility Management, Infrastructure Management, or Business Administration preferred.
- Certifications in Facility Management, Property Management, Energy Management, or Asset Management will be an added advantage.

Experience - 12–15 years of experience in Facility Management, Property Management, Building Operations, Engineering Maintenance, or Infrastructure Operations.

- Minimum 5 years of leadership experience managing large residential, commercial, mixed-use developments, malls, hospitality assets, or integrated townships.
- Strong exposure to engineering services, utility management, customer service operations, vendor management, and facility governance.
- Experience in managing large-scale real estate assets and integrated facility management operations.
