Feasibility & Layout Planning Work closely with the core development team to prepare massing studies, floor plans, unit layouts, and conceptual designs to maximize FSI and saleable area. Municipal & Liaison Coordination Draft and review submission drawings, sanction plans, and required documentation for BMC/local authority approvals, DCR guidelines, and RERA compliance. Consultant Management Coordinate actively with external structural consultants, MEP engineers, landscape architects, and legal teams to seamlessly integrate technical systems into architectural plans. Construction & Site Execution Conduct routine site visits to monitor progress, verify that execution matches approved GFC (Valuable for Construction) drawings, and resolve on-site architectural discrepancies. Value Engineering & Materials Source and evaluate building materials,



finishes, and construction techniques to maintain high visual appeal while optimizing overall project costs and timelines.

Education: Bachelors Degree in Architecture (B.Arch) COA (Council of Architecture) registration preferred. Experience: Minimum 3 years of practical architectural experience with a real estate developer, architectural firm, or turn-key development agency. DCR & Building Codes: Working knowledge of Mumbai Development Control Regulations (DCR), NBC standards, and municipal approval processes.
