About the Role We are seeking an accomplished land acquisition qualified to lead the financial and commercial evaluation of strategic land parcels. The role works closely with leadership and cross-functional legal, finance, planning and sales teams to determine acquisition viability, negotiate attractive terms and structure transactions that create sustainable returns. Key Responsibilities

- Assess land parcels across outright purchase, joint development (JD), joint venture (JV), revenue-share and area-share structures.
- Build and own financial feasibility models incorporating land cost, FSI/FAR, saleable area, construction costs, approvals, sales velocity, IRR, margins and cash flows.
- Structure and negotiate commercial terms with landowners, brokers and development partners.
- Research Jaipur and nearby micro-markets, including competitor positioning,



pricing benchmarks and absorption trends.
- Coordinate title, zoning, land use, approval and encumbrance due diligence with legal, technical and planning teams.
- Prepare investment proposals, commercial evaluations and recommendations for senior management approval.
- Build a strong land opportunity pipeline through relationships with landowners, brokers and local market networks.
- Own transaction execution from initial screening and feasibility to term sheet, agreements and successful closure.
- Monitor acquired land performance against the approved investment case, escalating financial or commercial risks early.
